Legal analysis: not necessarily. At present, there are two main types of repayment of mortgage loans in China:

1. The buyer is the borrower. In this case, the property buyer himself meets all the conditions of the loan, and can buy a house in his own name and make a loan. The name on the property certificate is the name of the purchaser and the name of the lender.

2. The buyer is not the borrower. In this case, the buyer himself does not meet all the conditions of the loan, including that the buyer is a minor, or that although the buyer is an adult, his economic income and other indicators do not meet the requirements of the bank loan. At this time, there may be an auxiliary repayment person, the buyer's parents or others.

Legal basis: Article 8 of the Provisional Regulations on the Registration of Real Estate takes the real estate unit as the basic unit of registration. Real estate units have a unique code. The real estate registration institution shall set up a unified real estate register in accordance with the provisions of the competent department of land and resources of the State Council. The real estate register shall record the following items:

(a) the location, boundary, spatial boundary, area, use and other natural conditions of the real estate;

(two) the subject, type, content, source, duration, rights change and other ownership status of real estate rights;

(3) Matters involving restrictions and tips on real estate rights;

(4) Other related matters.
