Whether buying a house requires the presence of both husband and wife depends on which party is the buyer in the purchase contract. If the buyer is both husband and wife, then both husband and wife must be present to sign. But if the buyer is a husband and wife, only the buyer needs to sign, and neither husband nor wife needs to be present. However, if you buy a house through a loan and the husband and wife repay the loan together, no matter whether the buyer is a husband and wife or both husband and wife, you need to be present and sign a contract.
