3. The sum of age and mortgage term shall not exceed 60 for men and 55 for women (specific matters shall be subject to the confirmation of relevant banks); ?

4. Have a stable and legal occupation and income source, and the monthly loan cannot exceed 50% of the monthly income.

(2) The following information shall be provided when handling the mortgage formalities:

1, ID card, household registration book and marriage certificate of the borrower and spouse (if single, single certificate, divorce certificate and unmarried certificate are required. );

2. Proof of economic income stamped with the official seal or financial seal of the unit;

3. Other information required by the bank: such as a copy of the business license of the unit where the bank is located, and foreign contacts in Shenyang, etc.

(3) The fees for handling bank mortgage procedures are as follows:

1. Please refer to the charging device for charging items.

2. Intermediary service agencies designated by banks pay 1.5% (residential) or 4% (non-residential, i.e. garages, warehouses, shops, etc. ) the total house price shall be collected by the Finance Bureau.

3. Commercial housing with unit price higher than 2,300 paid by intermediary service agencies designated by banks on behalf of customers: 2,300 * area *2.5%.

4. Commercial housing with a unit price below 2,300: 2.5% of the total house price, collected by the real estate bureau and paid by the commercial bank.

The notarization fee is generally 100- 150 yuan/piece (individual charging standards are different). The loan amount of insurance premium * mortgage term * corresponds to the insurance coefficient insurance company, and the lawyer's fee 600 yuan/bank designates an intermediary service agency. The intermediary service institutions designated by the bank collect the handling fee in advance before handling, and then settle the account with bills, and the real estate bureau collects more refunds and less supplements.

(4) After the contract is signed, the developer will send the contract to the contract filing department of the real estate trading center for filing the commercial housing sales contract, which usually takes 5 working days. After the contract is returned, the staff of the sales service center will inform the bank to designate an intermediary service agency to receive the registered commercial housing sales contract.

(5) Customers who purchase non-residential houses (garages, warehouses and shops) should pay the transaction fees at the time of contract filing according to the regulations of the Real Estate Bureau, and they can choose to pay by themselves in Shenyang Real Estate Trading Center or by the developer.
