Resettlement housing is a house built by the government to resettle the residents who have been demolished when carrying out urban road construction and other public facilities construction projects. The object of resettlement is the relocated households of urban residents, including farmers who have taken land for demolition. With the further acceleration of urban construction and development, it is urgent for the government to build as many resettlement houses as possible to meet the needs of relocated households.
The price of demolition and resettlement houses is 30%~40% cheaper than that of commercial houses on the market, which sounds really attractive.
Even if some owners are in a hurry to use money, it is normal that the house price is even 50% cheaper than the market.
Such a low price, property buyers can not infringe, indicating that there are inevitably some problems in the house that ordinary people do not really understand. Otherwise, everyone will buy these houses, so why spend a lot of money to buy commercial housing?
The main reasons for the unpopularity of demolition and resettlement houses.
(1) Property ownership certificate problem.
At present, many demolition and resettlement houses can't get the real estate license. Even if you can get the real estate license, the waiting time is very long.
There is a simple reason. If we buy a resettlement house, we don't have a real estate license or it takes too long to apply for a real estate license, then there is no effective legal guarantee for the house we bought ourselves.
Once there is a property dispute, it will be very troublesome. I have seen many similar things. The house has been sold, but the owner refuses to admit it and wants to take it back.
This process is particularly prone to disputes, because there is no real estate license to prove that the house is its own, and there is actually no strongest evidence based on a contract alone.
Resettlement houses and demolition houses without real estate licenses are, to put it bluntly, better than small property houses, just like that.
(2) Second-hand housing changed hands
On the issue of second-hand housing transfer, demolition and resettlement is not so easy. In many areas, houses can't be listed and traded for five years.
Five years is such a long time that it is easy to go wrong. Once the two sides have differences, they will face the situation of second delivery.
Even if there is no problem with the transaction, is it difficult to change hands without a real estate license? Even if you don't want to change hands, it is not enough to take the house as collateral, because all development should be based on the real estate license.
