Nanjing’s latest home purchase policy in 2017
On May 13, the Nanjing Municipal Government Office issued the “Notice on Further Strengthening Real Estate Market Regulation” and introduced ten measures to stabilize the property market, including new home purchases. The real estate certificate cannot be transferred within three years after obtaining it, and the lottery for house purchase must be hosted by the notary office. The new policy will be implemented from May 14, 2017.
On May 8, Nanjing officially issued the "Implementation Opinions of the Housing Purchase Restriction Policy". These new situations are also subject to purchase restrictions and require a home purchase certificate:
For non-local talents, there is no Social security or tax payment certificates for more than 2 years in total within 3 years.
1. Those who are not registered residents of this city and have obtained a master's degree or above, a senior professional title (including deputy senior and full senior), or a senior technician professional qualification are under 40 years old. If you have signed a labor contract, you do not need to provide a personal income tax certificate or a social insurance (urban social insurance) certificate when purchasing a house;
2. If the real estate is acquired as a gift, the housing purchase restriction policy will apply, that is to say, the gift A proof of house purchase is also required;
3. If real estate is obtained as a result of judicial judgment or judicial mediation, the purchase restriction policy will not be implemented; if real estate is obtained as a result of judicial auction, the housing purchase restriction policy will be implemented, and the home buyer must be qualified to purchase a house;
4. For those who purchase a house again due to monetary resettlement due to expropriation, the housing purchase restriction policy will not be implemented when purchasing a house with or below the number of expropriated houses;
5. Newly opened houses The validity period of the house purchase certificate has been adjusted to 180 days, and the period for those issued in the previous period is still 90 days.
