Legal analysis: in the division of marital property, if one party purchases before marriage and needs to repay the loan together after marriage, the part of the property repaid after marriage and the value-added part will be transformed into the joint property of husband and wife. However, the division of real estate needs to be considered in combination with other specific circumstances: for example, in whose name the house is registered, in whose name the real right of the house will prevail once it is registered, and the registration in whose name will affect the identification of the ownership of the house.
Legal basis: Article 209 of the Civil Code of People's Republic of China (PRC), the following property is the personal property of one spouse:

(3) Property that is determined to belong to only one party in the will or gift contract;
(4) Daily necessities used exclusively by one party;
(five) other property that should be owned by one party.
