1. Purchase, build, renovate and overhaul self-owned houses;
2. Repay the principal and interest of the house purchase loan;
3. renting a house for self-occupation;
4. Retirement (or reaching the statutory retirement age);
5. Completely lose the ability to work, and terminate the labor relationship with the unit;
6. Go abroad to settle down;
7. Non-registered employees in this Municipality terminate labor relations with their units;
8 accounts to move out of the city, and terminate the labor relationship with the unit;
9. Laid-off workers, male 45 years old (including 45 years old), female 40 years old (including 40 years old), laid-off and unemployed 12 months or more;
10. When an employee dies or is declared dead, his successor or legatee applies for withdrawing the balance stored in the employee's housing provident fund account.
If it is extracted according to the above item 1-3, the extraction amount shall be kept to ten integers; According to item 4- 10, the employee housing provident fund account shall be cancelled at the same time.
Two, employees apply for housing provident fund, according to the following procedures:
(1) Application Time
1. If the owner-occupied house is purchased by means of non-mortgage, an application shall be made within two years after the house price is paid, and the withdrawal shall be made once every six months until the withdrawal amount reaches the actually paid house price.
2. If the principal and interest of the house purchase loan are repaid, an application shall be made within the repayment period, and it shall be withdrawn once every six months until the total amount of the housing provident fund withdrawn reaches the sum of the actual down payment and the repaid loan principal and interest.
3. For the construction, renovation and overhaul of owner-occupied housing, only one application can be made within the validity period of examination and approval, and the total amount of housing provident fund extracted cannot exceed the cost of construction, renovation and overhaul of owner-occupied housing.
4. If renting a house for self-occupation, apply within the term of the lease contract, and then withdraw it once every six months until the total amount of housing provident fund withdrawn reaches the actual rent paid.
(2) Extraction procedure
1. Employees who meet the above conditions shall go to the bank where the housing provident fund is opened to collect and fill in the withdrawal application form, and go through the examination and approval formalities with relevant certification materials.
2. If you buy a self-occupied house, repay the principal and interest of a house loan or rent a house for self-occupation, after the first examination, the bank that opened the account will issue the Registration Certificate of Guangzhou Housing Provident Fund Withdrawal, and then go through the withdrawal formalities with the Registration Certificate of Guangzhou Housing Provident Fund Withdrawal.
3. If the original unit is revoked, dissolved or bankrupt, and the employee housing provident fund is managed by the superior competent department, when the employee withdraws the housing provident fund, the superior competent department shall verify and add an opinion, and go through the audit procedures at the bank with relevant certification materials; If there is no superior competent department and the employee housing provident fund is managed by Guangzhou Housing Provident Fund Management Center, the relevant certification materials shall be submitted to Guangzhou Housing Provident Fund Management Center for review.
Three, apply for the withdrawal of housing provident fund workers, need to submit the following documents:
(a) non mortgage purchase of self-occupied housing, provide the following documents:
When buying a first-hand property, provide the purchase contract (or pre-sale contract), purchase invoice (or receipt), and provide the original and copy of ID card when withdrawing money for the first time; When withdrawing in the future, provide the Guangzhou Housing Provident Fund Withdrawal Registration Certificate and the original ID card of the extractor.
If you buy a second-hand building, you should provide the real estate license, deed tax payment certificate, original ID card and a copy when you take it for the first time; When withdrawing in the future, provide the Guangzhou Housing Provident Fund Withdrawal Registration Certificate and the original ID card of the extractor.
If the compensation for land acquisition is purchased to increase the housing area, when it is first withdrawn, it shall provide an agreement on house demolition and resettlement, an invoice for purchasing the increased housing area, and the original and photocopy of the ID card; When withdrawing in the future, provide the Guangzhou Housing Provident Fund Withdrawal Registration Certificate and the original ID card of the extractor.
(two) to repay the principal and interest of the house loan, the loan contract signed with the bank shall provide the original and photocopy of the ID card when the first withdrawal; When withdrawing in the future, provide the Guangzhou Housing Provident Fund Withdrawal Registration Certificate and the original ID card of the extractor.
(3) For the construction of owner-occupied housing, provide the land use certificate (or real estate license) approved by the urban construction department at or above the town (township), the building approval document of the planning department at or above the town (township), the invoice (or receipt) for purchasing building materials, and the original and photocopy of the ID card.
Decoration of owner-occupied housing, provide decoration approval letter, real estate license, invoice (or receipt) for purchasing building materials, original and photocopy of ID card from the urban construction department above the town (township).
Overhaul the owner-occupied housing, and provide the housing safety appraisal certificate, real estate license, repair expense invoice (or receipt), original and photocopy of ID card issued by the housing safety appraisal institution above the town (township).
(four) for renting a house for self-occupation, when extracting for the first time, provide the lease contract (referring to the contract registered by the housing management department or the public housing lease contract signed with the unit), the rent invoice (or receipt), the original and photocopy of the ID card; When withdrawing in the future, provide the Guangzhou Housing Provident Fund Withdrawal Registration Certificate and the original ID card of the extractor.
(five) the original and photocopy of the retirement certificate and ID card.
To reach the statutory retirement age, provide the original and photocopy of the ID card.
(six) completely lost the ability to work, and terminate the labor relationship with the unit, provide the certificate of the hospital above the city, the certificate of termination of the labor relationship between the employee and the unit, and a copy of the original ID card.
(seven) to settle abroad, provide the original and photocopy of the visa and passport.
(eight) non registered employees and units to terminate the labor relationship, provide proof of termination of labor relations between employees and their units, the original identity card and a copy.
(9) If the registered permanent residence moves out of the city and terminates the labor relationship with the unit, provide the certificate of moving out of the registered permanent residence, the certificate of termination of the labor relationship between the employee and the unit, and the original and photocopy of the ID card.
(10) Unemployed (or laid-off) personnel, male 45 years old (including 45 years old), female 40 years old (including 40 years old) or above, and have been unemployed (or laid-off) 12 months or more, provide unemployment certificate (or laid-off certificate), original ID card and a copy.
(1 1) If an employee dies or is declared dead, his successor or legatee shall provide the household registration book, the identity card of the extractor, the original and photocopy of the legal inheritance identity certificate notarized by a notary office.
I can't handle the withdrawal in person, and if I entrust others to handle it, I need to provide the power of attorney notarized by the notary office and the original and photocopy of the employee's and client's ID cards.
In case of the above-mentioned items (1), (2) and (3), the family members who have the ownership of the house purchased, built, renovated or overhauled may withdraw the storage balance in their own housing provident fund account, but the total amount of housing provident fund mentioned shall not exceed the cost of the house purchased, built, renovated or overhauled or the amount of repayment of the principal and interest of the house purchase loan. When applying for withdrawing the balance stored in my housing provident fund account, I need to provide proof of property rights (the spouse needs to provide a marriage certificate or household registration book) and the above-mentioned relevant certification materials.
