What are the loan processes of housing provident fund?
1. Preliminary examination of the management center: The housing provident fund management center conducts a preliminary examination of the materials submitted by you, and after passing the examination, it issues a notice of mortgage review and evaluation to the lender.
2. Appraisal of house value: The applicant for housing provident fund loan will go to the appraisal institution designated by the center to appraise the value of the house purchased with the Notice of Collateral Examination and Appraisal (affordable housing does not need to be appraised).
3. Formal review: The applicant for housing provident fund loan will go to the housing provident fund management center for loan review with the appraisal report issued by the appraisal institution designated by the management center and the preliminary examination materials required in Article 2. After approval, the Housing Provident Fund Management Center will issue the Notice of Investigation on Entrusted Loan Guaranteed by the Housing Provident Fund Management Center to the borrower.
4. Handling the guarantee procedures: the applicant must hold the Notice of Investigation on Entrusted Loan Guaranteed by Housing Provident Fund Management Center, and the applicant can choose the appropriate guarantee method.
5. Signing a contract: After all the above procedures are completed, the provident fund loan applicant needs to sign a contract with the provident fund management center and apply for insurance at the bank.
6. The management center signs an agreement with the bank: the housing provident fund management center signs an entrusted loan agreement with the entrusted bank.
7. Application for trial implementation: Applicants for housing provident fund loans can apply for loans directly to the housing provident fund management center, or they can apply for loans on behalf of the entrusted banks, and submit relevant materials to the housing provident fund management center for examination and approval.
8. The management center signs a loan contract with the bank: after the housing provident fund management center verifies the amount, term and interest rate of each loan, it signs an entrusted loan contract with the entrusted bank.
9. Contract signed by the borrower and the bank: The entrusted bank shall go through the loan formalities after signing the Mortgage Contract for Housing Provident Fund Entrusted Loan, Pledge Contract for Housing Provident Fund Entrusted Loan and Guarantee Contract for Housing Provident Fund Entrusted Loan with the borrower respectively.
10. Bank loan: The entrusted bank directly transfers the loan to the designated account opened by the real estate developer in the entrusted bank.
