Renovation requires acceptance, and loans require provident funds. There are many things about houses now. Many people are buying and renovating a house for the first time, so when we encounter these things, we find that it is not that simple. It costs a certain amount of money to buy a house and a certain amount of money to decorate the house. These money will be spent sooner or later, but the important thing is to spend it in the right place. Provident fund loans are advanced, and there are misunderstandings in home renovation inspections!
1. Misunderstandings about provident fund loans
1. As long as you have paid the provident fund, you can apply for a provident fund loan
As long as you have paid the provident fund, you can apply for a provident fund loan ! I believe there are many people who think this way. It would be great if things were really that simple. According to the provident fund loan policy, when applying for a provident fund loan, the borrower must meet the following basic requirements: continuously paying the provident fund in full for six months or more; having a good credit record; having no outstanding provident fund under his name; and having the ability to pay off the provident fund on time. The ability to repay the principal and interest of the loan.
2. There are liquidated damages for early repayment of provident fund loans
Borrowers who use commercial loans to buy houses, if they want to repay the loan early, need to pay a certain amount of liquidated damages in accordance with bank regulations, so many Borrowers who use provident fund loans to buy houses believe that early repayment of provident fund loans will also incur liquidated damages, but in fact there is no need to pay liquidated damages for early repayment of provident fund loans.
3. As long as I pay off the provident fund loan, it will be over
Many borrowers think: As long as I pay off the provident fund loan on time, it will be over! But that's not the case. After the borrower has settled the provident fund loan, he must bring his valid ID card, loan settlement certificate and other materials to the housing management department to go through the mortgage release procedures. Only this step will truly reach the end.
2. Renovation house inspection
1. Decoration pollution inspection If you want to determine whether there are air quality problems in a newly renovated house, it is difficult to get an accurate answer based solely on the owner's personal feelings. If you can smell a pungent smell in a finely decorated room, there must be pollution in the air. However, just because there is no smell does not mean that there is no problem, because not every air pollutant is like formaldehyde, which emits a pungent smell. Therefore, to make an accurate judgment on air quality, we still need to rely on professional testing agencies to conduct corresponding testing.
2. Check the brands on the sales contract
During the acceptance inspection of some finely decorated properties, the owners found that security doors, sanitary ware, decorative materials, lamps, integrated cabinets, etc. The problem is that the brand is inconsistent with the original contract. Therefore, it is recommended that owners do not rush to accept the quality of the construction project when accepting it, but should take some time to check the equipment problems first, because the change of the brand of the equipment means a change in the quality of the residence.
3. Wall and floor tiles
The wall and floor tiles should be smooth and firm, with even joints, and local hollows should not exceed 5% of the total. The areas around the ground waterproofing layer in kitchens and toilets that are in contact with the wall should be raised upwards, no less than 250 mm above the ground. The water flowing on the surface of the air drains slopely to the floor, and there is no flooding or accumulation of water. There is no leakage in the 24-hour water storage test.
4. Electrical engineering
After the electrical engineering construction is completed, necessary inspections and experiments should be carried out, such as lighting test of lamps, test control of switches, and repeated switching on and off several times. Check whether the line meets the requirements of the front line entering the switch and the neutral line entering the lamp holder. The socket should meet the requirements of zero line on the left, fire on the right, and ground on the top. The switch and socket panel should be installed firmly, with correct position, straight cover, smooth and clean surface, close to the wall, and no gaps around it. The height of switches or sockets in the same room should be consistent. When the project is completed, a completed wiring diagram should be requested from the construction unit, indicating the wire specifications and concealed pipe direction.
3. Misunderstandings about decoration acceptance
1. The smoother the wall, the better
Is the smoother the wall color, the better? Wall construction generally uses two methods: roller coating and spraying. For spraying, the smoother the better, but for roller coating, the smoother the better. If it is roller coating, there will often be roller marks. Therefore, it is not entirely correct to say that the smoother the wall surface, the better during acceptance.
If the wall surface painted by roller coating is particularly smooth, it may be caused by too much water being added to the paint. This will greatly reduce the adhesion of the paint and weaken the protective ability of the paint on the wall. Usually after the roller coating is completed, you only need to see that the knurl marks left on the wall are even and detailed.
2. Do not check the cleanliness when accepting the suspended ceiling
Some people take it for granted that there will be no dust on the suspended ceiling and there is no need for cleaning inspection. However, if the suspended ceiling has a concave and convex shape, it is easy to harbor dirt and evil practices. Therefore, the cleanliness of the suspended ceiling also needs to be inspected during the home inspection. During the inspection, it is necessary to ensure that the surface of the suspended ceiling is clean and whether there are debris in the gaps of the suspended ceiling or whether there is any waste left during construction.
After reading the above, you now know a lot about houses! Many times we don’t know if we don’t get in touch with it. Once we encounter it, we find that the reality will be far different from our imagination. House decoration also costs a sum of money, so we must pay special attention when inspecting and accepting it, so that we don't spend money in vain and let us live well and comfortably.
