Legal analysis: 1. Loan-related expenses:

(1) service fee: loan amount ×2% (low 1000 yuan);

(2) Notarization fee: loan amount ×1‰;

(3) Appraisal fee: Appraisal price ×5‰ (low charge 400 yuan);

(4) Mortgage registration fee: 80 yuan;

(5) Insurance premium: low value ×0.5‰× coefficient (loan term+1) (loan principal and interest to house price ratio).

2. Transaction costs:

(1) Deed tax: the transaction price (market price) × 1% (1.5% if the house unit price is ≥ 3,000 yuan/square meter);

(2) Stamp duty: 0.5 ‰ of the amount recorded in the contract; 5 yuan for each house ownership certificate;

(3) Housing right registration fee: 80 yuan;

(4) Housing transfer fee: construction area ×6 yuan/m2;

Article 36 When transferring or mortgaging real estate, the parties concerned shall register the ownership in accordance with the provisions of Chapter V of this Law.

Article 62 When a real estate is mortgaged, it shall be registered with the department designated by the local people's government at or above the county level. Where the land use right and house ownership are obtained due to the disposal of mortgaged real estate, the transfer registration shall be handled in accordance with the provisions of this chapter.
