Article 2 Entrusted Matters

The guarantee period is: from the time the loan is issued by the lending bank until the mortgage of the house is completed and the "Real Estate Certificate" is returned to the lending bank. If the lending bank does not require Party B to provide a periodic guarantee, Party A shall still pay the full service fee to Party B in accordance with the third clause of this contract.

Article 3 Amount and payment method of loan service fee

Article 4 Responsibilities of Party A

1. Party A shall meet the corresponding loan conditions, submit relevant certificates and information in accordance with regulations, and ensure that they are true, accurate, legal, valid, and timely. Otherwise, Party A shall bear its own responsibilities. In addition to the loan service fees already collected by Party B, which shall not be refunded, Party A shall also compensate Party B for losses.

2. If Party A should be present in person to handle the formalities according to regulations, Party A should arrive at the designated location to handle the formalities within 2 working days after Party B’s phone call or written notice. If Party A fails to go through the formalities on site, Party A shall pay an additional loan service fee to Party B at the standard of 40 yuan per day.

3. Party A shall unconditionally cooperate with Party B in handling the mortgage registration procedures for the house, and agree that Party B will transfer the "Real Estate Certificate" after mortgage registration to the lending bank for safekeeping. If Party A delays submitting documents for verification or refuses to cooperate with the mortgage registration procedures (including situations where the house is judicially frozen or sealed due to other disputes by Party A), causing Party B to be unable to carry out work in a timely manner, it shall be a breach of contract by Party A. Party A shall pay Party B an additional loan service fee of 30 yuan per day based on the actual delay; if the delay exceeds 5 days, an additional loan service fee of 60 yuan per day will be added.

4. Party A shall pay Party B service fees and related expenses as stipulated in this contract.

5. If Party A violates the obligations stipulated in paragraphs 1, 2, and 3 of this article, Party B has the right to terminate this contract at any time. If the lending bank has already issued a loan when the contract is terminated, Party A shall immediately pay all the borrowed money to Party B (the loan amount issued by the bank and the corresponding interest), and Party B shall transfer it to the bank.

6. During the period when Party B provides Party A with a periodic guarantee, if the house is transferred to Party A’s name, Party A will use the house to provide Party B with a counter-guarantee mortgage.

Article 5 Responsibilities of Party B

1. Party B shall promptly handle the entrustment within the time limit specified by the lending bank, registration authority, etc. or within the agreed time limit after receiving relevant certificates and information. Party B will be exempted from liability if related matters cannot be handled on time due to reasons with the lending bank or registration authority.

2. Party B provides a periodic guarantee to Party A’s lending bank.

3. Party B shall fulfill the notification obligations stipulated in this contract.

4. Party B shall use the dedicated funds for various taxes and fees collected on behalf of the party, pay them in a timely manner, and shall not misappropriate them.

Article 6 Responsibilities of Party C

1. Party A agrees to use a loan to pay the purchase price.

2. Party C shall perform its responsibilities in the house transfer registration, including the payment of taxes and fees, the timely provision of information and the timely arrival of personnel.

3. If this contract cannot be performed due to Party C's reasons, Party C shall not only pay Party A and Party B a liquidated damages of RMB 10,000 each, but also compensate Party A and Party B for all losses.
