1. When purchasing the first house with an area less than 90, the down payment ratio shall be: 20%;
2. When the area of the first suite is over 90, the down payment ratio should be: 30%;
3. If you use the provident fund loan to buy the first suite, the down payment ratio should be: 20%.
Beijing first suite identification standard:
1. If the property buyer has borrowed money to buy a house, and the commercial loan has been settled, it will be regarded as the first suite.
2. The buyer once bought a suite with a loan and later sold it. There is no property under the name of the buyer in the house registration system, but the loan record of the buyer can be found in the bank credit information system, and then the loan to buy a house is the first suite;
3. If the buyer has bought the house in full and then borrowed to buy a house, it is considered as the first suite;
4. The buyer once bought a suite in full and later sold it. There is no property under the buyer's name in the housing registration system, so if you borrow money to buy a house, it will be recognized as the first suite;
5. There are commercial loan records of two suites in the personal name, but they have all been paid off and sold, and they can provide proof of the sale of these two houses. In this case, if you take out a loan to buy a house, it will be the first suite.
To sum up, the criteria for the identification of the first suite in Beijing are unified throughout the country, and no housing has been purchased in the form of loans, that is, there is no loan record in the bank's lending system and no housing in Beijing.
