Property transfer needs to pay attention to the following points:
1. When the real estate is transferred, it is necessary to determine whether the seller's documents are complete, and the sales contract signed by both parties can only sign the property certificate themselves. Only in this way can it be effective and prevent the problem of modern signing or missing signing. The seller must be the owner of the house, which can be verified by checking the property right certificate and the property owner's ID card. Only by doing this can we prevent the occurrence of invalid sales contracts or contract fraud, otherwise, disputes are inevitable;
2. It can be said that the whole transaction process of real estate transfer involves related expenses, and it is not a one-time charge. Therefore, it is necessary to make clear all the expenses before the transaction to prevent some miscellaneous fees from being added in the middle;
3. It is necessary to clarify the taxes and fees involved in the transfer and the number of buyers. The buyer should determine the owner registered on the property certificate after the transfer, so as to avoid the situation that the family members change after signing the contract and then consider changing or adding or subtracting the owner of the house;
4. If it is bought through an intermediary, it is necessary to choose a formal real estate agent to supervise both parties to the transaction to ensure that the house can be transferred smoothly after payment;
If the buyer's property is being transferred, pay attention to whether the house is still mortgaged. If it is mortgaged, there is no way to transfer the house. As long as there is no mortgaged house, you can determine the time of the transaction and prevent unnecessary troubles in the later period.
6. Before the transfer of real estate, it is also necessary to clarify the conditions and expenses required for the loan to prevent loan problems after the transaction.

Whoever obtains the land use right by allocation or allocation shall apply to the land administration department of the local people's government at or above the county level for registration, which shall be verified by the land administration department of the local people's government at or above the county level, and the land use right certificate shall be issued by the people's government at the same level. If a house is built on the land for real estate development obtained according to law, it shall apply to the real estate management department of the local people's government at or above the county level for registration with the certificate of land use right, and the real estate management department of the local people's government at or above the county level shall verify and issue the certificate of ownership of the house. When real estate is transferred or changed, it shall apply to the real estate management department of the local people's government at or above the county level for registration of change of real estate, and apply to the land management department of the people's government at the same level for registration of change of land use right on the basis of the changed house ownership certificate. After verification by the land administration department of the people's government at the same level, the land use right certificate shall be replaced or changed by the people's government at the same level. If it is otherwise provided by law, it shall be handled in accordance with the provisions of relevant laws.
