1, advantages of commercial housing:
Compared with ordinary houses, the biggest advantage of commercial housing is its low price. Commercial and residential apartments are generally dominated by high-rise buildings and small areas, with high floor area ratio and relatively low price. Commercial housing, as a transitional housing, is a more suitable choice for those who can't afford ordinary housing or have no qualification to buy a house temporarily.

Since it is a commercial and residential house, you can use the downstairs as a storefront and the upstairs as a house. From this perspective, commercial housing not only meets the living function, but also has the investment function.
2. Disadvantages of commercial housing:
Compared with ordinary houses, the threshold for buying commercial houses is relatively low. Although commercial housing has the advantages of low price and unlimited purchase, its shortcomings are also very obvious:
1, the land transfer period of commercial and residential projects is generally only forty or fifty years, and that of ordinary houses is 70 years;
2. The minimum down payment ratio of commercial housing is 45%, the loan period generally cannot exceed 10 year, and the loan interest rate shall not be lower than 1. 1 times of the interest rate of the same grade in the same period, so housing provident fund loans cannot be used;
3. Commercial housing cannot be settled;
4, commercial housing can not enjoy schools, businesses, neighborhood committees and other supporting services;
5. Commercial housing can't enjoy tax relief in the process of purchase and use, and the transaction and holding costs are high;
6, commercial housing utilities, heating costs, property fees and other cost standards are higher than ordinary residential, and commercial housing basically no gas, can only use induction cookers;
7. The residential density of commercial housing is relatively high and the livability is poor;
8. Because it is difficult to set up an industry committee, it is also difficult for commercial housing owners to defend their rights. Moreover, commercial housing is not a residence, and many rights and interests used for living are not protected by law.
