Article 3: Quality Requirements
1. The varieties, specifications and names of the main materials used in the project shall be approved by both parties.
2. The acceptance criteria of the project shall be implemented with reference to relevant national regulations.
3. During the construction, if Party A has special construction projects or special quality requirements, both parties shall confirm and sign a supplementary contract for the increased expenses.
4. All materials and equipment purchased by Party A shall be borne by Party A; Party B shall be responsible for the construction quality.
5. If Party A hires a project supervisor, it shall notify Party B before the project starts, so as to facilitate the work connection.
Article 4: Material supply
1. Party B shall clearly mark the materials used in this contract in strict accordance with the relevant national price regulations. The materials provided by Party A shall be used for the decoration project stipulated in this contract, and shall not be used for other purposes without the consent of Party A.. If Party B uses it for other purposes, it shall compensate Party A at double the price of the misappropriated materials.
2. If the materials and equipment provided by Party B do not meet the quality requirements or have different specifications, they shall not be used. If it has been used, all losses caused to the project shall be borne by Party B..
3. The materials and equipment that Party A is responsible for purchasing and supplying should be qualified products that meet the design requirements, and should be supplied to the site on time. If the arrival is delayed, the construction period will be postponed, and the delay will be punished. Pay Party B 10% of the total amount of materials provided by Party A as the management fee. After the materials are accepted by Party B, Party B shall be responsible for keeping them, and Party B shall be responsible for compensating for the losses caused by improper keeping.
Article 5: Method of Payment
1. Once the contract is signed, Party A shall pay 100% of the project materials and 50% of the construction cost; When the progress of the construction period is over half (year, month and day), Party A will pay 40% of the construction cost for the second time. The remaining 10% shall be paid to Party A for settlement after the project is completed and accepted. (Note: Construction costs include labor costs).
Party A's failure to pay on the due date is a breach of contract, and Party B has the right to stop the construction. When the project price is not settled after acceptance, it shall not be delivered for use.
2. In case of any project increase or decrease or need to be changed during the project construction, both parties shall sign a supplementary contract, and Party B shall be responsible for issuing a construction change order and notifying the person in charge of the construction site. Increase or decrease the price of the project and settle it on the spot.
3. If Party A fails to pay the project price in advance within the time limit stipulated in this contract, it shall pay 1% of the unpaid project price to Party B for each overdue day.

Article 6: Construction Period
1. If the completion is delayed due to Party B's reasons, Party A shall be paid a penalty of 1% of the work fee every day until the work fee is deducted. If the completion is delayed due to Party A's reasons, 1% of the labor cost in the decoration project price shall be paid to Party B as the lost time.
2. If the unqualified materials and equipment selected by Party A affect the project quality and time limit for a project, Party A shall bear the rework expenses, and Party B shall bear the rework expenses for quality accidents caused by Party B's construction, with the time limit unchanged.
3. In the construction, the shutdown caused by engineering quality problems and disagreement between the two parties shall not be punished as delayed work or delayed construction period. Both parties shall take the initiative to ask the relevant departments for mediation or arbitration to coordinate and deal with it, and solve the dispute as soon as possible to continue the construction.
4. If rework is required due to Party A's reasons, or the construction period is delayed due to Party A's changes in construction contents, a visa is required, and Party A shall bear all the construction costs. If rework is caused due to Party B's reasons, Party B shall bear the responsibility and the construction period will remain unchanged.
5. During the construction, Party A shall be responsible for the quality problems and delay in the construction period caused by notifying the construction personnel to change the construction content without Party B's consent.
Article 7: Project Acceptance
1. Engineering quality acceptance, except for concealed works which need to be accepted by sections, Party B shall organize Party A to conduct completion acceptance after all the works are completed. Both parties shall handle the project settlement and handover procedures.
2. After Party B notifies Party A to carry out the process acceptance and completion acceptance, Party A shall come to accept it within three days. If it fails to do so, it shall be deemed that Party A has automatically waived its rights and passed the acceptance. If there is any problem, Party A shall be responsible for it. Party A shall be deemed as qualified if it moves in by itself.
3. If Party A fails to come for acceptance within the time limit specified by Party B, it shall notify Party B in time and set another date. However, Party A shall acknowledge the completion date of the process or project, and bear Party B's custody fee and related expenses.
Article 8: Other matters
1. Party A's responsibilities

2) For the second decoration project, all or part of the house shall be vacated, and obstacles affecting the construction shall be removed. Necessary protective measures shall be taken for the furniture and furnishings stranded in the house that can only be partially vacated, and all formalities shall be handled with Party B and expenses shall be borne.
3) If it is really necessary to demolish or change the original building structure or equipment and pipelines, it shall go through the formalities with the local housing management department and bear the relevant expenses. 2. Party B's responsibilities
1) should take the initiative to show the business license, membership certificate or construction qualification; The handling salesman must have the entrustment certificate of the legal representative.
2) Assign a staff member to be the site representative of Party B, be responsible for the performance of the contract, organize the construction according to the contract requirements, and complete the construction task on time with good quality and quantity.
3) Be responsible for the safety of the construction site, prevent fire, work with certificates and civilized construction, and prevent accidents such as pipeline blockage, water leakage, power failure and damage to articles caused by construction from affecting others. If it happens, it must be repaired or compensated as soon as possible.
4) Strictly perform the contract and implement the credit period. If the completion is delayed, such as stripping, slowdown or an excuse to induce Party A to advance capital, it will be deemed as a breach of contract after investigation.

Article 9: Liability for breach of contract
After the contract comes into effect, during the performance of the contract, the party who terminates the contract without authorization shall pay the other party 5% of the total contract amount as liquidated damages. If the actual loss caused by the other party exceeds the liquidated damages due to the unauthorized termination of the contract, compensation shall be made.
Article 10: Dispute Resolution
During the performance of this contract, if there is any dispute between the two parties, both parties shall settle it through consultation on the premise of not affecting the progress of the project. If the parties are unwilling to settle the dispute through consultation, or the negotiation fails, they may bring a lawsuit to the people's court in accordance with the contract.
Article 11: Modification and Termination of the Contract
1. After the contract comes into effect after being signed by both parties, both parties must strictly abide by it. If either party needs to change the contents of the contract, it shall sign a supplementary agreement after both parties reach an agreement through consultation. If it is necessary to terminate the contract, the party who proposes to terminate the contract shall do so in written form, pay liquidated damages at 10% of the total contract price, and go through the termination procedures.

Matters needing attention in signing renovation contract

4. Warranty terms: The whole process of decoration is still mainly hand-made on site, and it has not been fully industrialized, so it is inevitable that there will be various fine quality problems. During the warranty period, the responsibility that the decoration company should implement is particularly important. For example, if there is a problem, whether the decoration company is fully responsible for the warranty, or whether it is only responsible for the warranty of materials, or whether there are other restrictions, these must be clearly written in the contract.
5. Water and electricity costs: water, electricity, gas and so on will be used in the decoration process and on-site construction. Generally, by the end of the project, the water and electricity charges add up to a lot of money, and who should pay this fee should also be indicated in the contract.
6. Construction according to the drawings: strictly follow the drawings signed and approved by you. If the details and dimensions are not in conformity with those on the design drawings, you can ask for rework.
7. Time and frequency of supervision and quality inspection: Generally, decoration companies assign projects to various construction teams to complete. Quality inspection personnel and supervision are the most important supervision means for decoration companies, and the time interval between their visits is particularly important for the quality of the projects.
