Tax and fee standards for second-hand housing transactions

residence

I. Deed tax

Second suite: 3%

The first suite: 1. If an individual purchases a house for the first time and the construction area is less than 90㎡: 1%

2. When an individual purchases a house for the first time, the construction area is below144m2 or the interior construction area is below120m2 (except "villa"): 1.5%.

3. When an individual purchases a house for the first time, the construction area is above144m2 or the interior construction area is above120m2 (including villas): 3%.

Note: If the original house ownership certificate does not specify the interior area, the applicable tax rate shall be determined according to the construction area.

2. Individual tax

Ordinary residence (construction area144m2 or less): 1% (or 20% of the difference)

Non-ordinary residence (building area 144㎡ or above): 1% (or 20% of the difference) or 2% (fees vary from district to district).

III. Business tax

Ordinary residence (building area 144㎡ or less): 5.5% of the difference if it is over 5 years.

Non-connected residence (building area144m2 or more): 5.5% of the difference over five years, and 5.5% of the total amount under five years.

4. Transaction fee: construction area ×3 yuan.

V transfer registration fee: 80 yuan/set.

6. Stamp duty (1‰): 5 yuan/set (currently suspended by the Exchange).
