[2003] No.234) and Liaoning Province's Administrative Measures for Urban House Demolition (Order No.0/45 of the provincial government), in the spirit of not competing for profits with the people and fully, Combined with the actual situation in our city, approved by the real estate appraisal expert committee, the guiding price, subsidy, incentive fee and accessory compensation standard for urban housing demolition in our city are determined as follows:

First, the housing demolition compensation guidance price

(a) the guiding price of the demolition compensation for houses with property rights certificates

1, residential houses:

Iii. Subsidies and reward standards

2. Relocation subsidy: 20 yuan/m2 subsidy according to the registered area of the demolition house property certificate (photo).

3. Temporary resettlement subsidy: If the demolished person arranges his/her own residence, he/she will be given temporary resettlement subsidy according to the area registered in the property certificate (photo) of the demolished house, and the standard is 5 yuan per square meter per month.

(1) If monetary compensation is implemented, the temporary resettlement subsidy shall be paid in 6 months.

(2) In case of property right exchange, the temporary resettlement subsidy shall be paid in 18 months.

Due to the responsibility of the demolisher, if the excessive period is extended within 12 months within the time limit stipulated in the relocation compensation agreement, the demolisher shall pay the temporary resettlement subsidy at twice the original standard from the date of overdue for the demolished person or the lessee who solves the house by himself; If it is more than 12 months, the demolisher shall pay the temporary resettlement subsidy according to 3 times of the original standard from the date of overdue; If the demolisher has provided the revolving house, in addition to continuing to provide the revolving house, he shall also pay the temporary resettlement subsidy from the overdue date.

4. Comprehensive subsidy: For the demolition of production and business houses, the demolisher shall pay comprehensive subsidy to the demolished person (including the expenses for dismantling facilities, transportation of facilities and goods, living allowance for employees during the suspension of production and business, rental subsidy and replacement fee for equipment that cannot be restored after demolition). The subsidy standards are as follows:

(1) In the market houses facing the street on both sides of Class I roads, 400 yuan will be subsidized per square meter according to the actual construction area of the houses for production and operation; In two kinds of roads on both sides of the street shops, according to the actual construction area of the production and operation of housing, 200 yuan subsidy per square meter.

The subsidy must have business license, tax registration and approval procedures of relevant departments. See the attached table for the classification of main related streets in the demolition area.

5. Subsidy for the original property area of less than 45 square meters: If the original property area of the house to be demolished is less than 45 square meters and monetary compensation is implemented, and there is only one house in this city, it will be made up to 45 square meters by the demolisher after confirmation by the demolition management department. For the increased area, the demolished person will be subsidized according to 50% of the unit price of monetary compensation for the demolished residential house. The part within the original property area of the house shall be assessed and determined by the assessment agency according to the market price.

6. Incentive fee: If an agreement is reached five days before the incentive period, 300 yuan/square meter will be awarded according to the area of the removed licensed house; If an agreement is reached from the 6th day to the 10th day of 10, 200 yuan/m2 will be awarded according to the area of the demolished licensed house; If an agreement is reached to relocate from 1 1 day to the deadline of the incentive period, a reward of 100 yuan/square meter will be given according to the area of the demolished house. The reward period is 15 days, and no reward will be given after the time limit (the start and end date of the reward fee shall be specified in the demolition notice and instructions).

Small houses and houses with examination and approval procedures shall be implemented according to the registered area with reference to half of the award criteria for houses with photos.

Four, the above standards apply to the urban planning area of Beizhen City.
