3. I bought a house in full, but I couldn't find the house registration after selling it, and then buying a house with a loan is not a second house;
4. Buying a house in full, the housing registration system can find that the loan to buy a house is the second set;
5. The purchaser does not have the conditions for housing registration and inquiry. After investigation and verification by the bank, if the purchaser already has a set of housing, the second set of housing will be counted as the second set.
(2) Shanghai Bank Second Suite Identification Standard
1. If you buy a house in the name of a minor child under the name of your parents, it will be regarded as a second suite.
2. In the name of a minor, buying a house again after adulthood counts as a second house;
3. If the individual has purchased the house in full, and borrowed the house again, it will be regarded as the second suite;
4. There is a loan to buy a house under the name of the individual, and the loan is counted as the second suite after the sale;
5. Buying a house for the first time, then buying a house and then buying a house is the second house;
6. One party borrows money to buy a house before marriage, and applies for a loan to buy a house in the name of the other party after marriage, but the accounts are not together to calculate the second house;
7. After marriage, both parties take a loan to buy a house, and after divorce, one party applies for a loan to buy a house, which is regarded as a second house.
(C) Shanghai, the second set of improved housing standards
If the per capita family area is less than 33.4 square meters, buying a second house is an improved house, not a second house. On the contrary, if the per capita area is more than 33.4 square meters, buying a second house is considered as a second house.

In any of the following circumstances, the Lender shall implement the second set (inclusive) of differentiated housing credit policies for the Borrower:
(a) the borrower applies for a loan to buy a house for the first time, and his family has registered one or more complete sets of housing in the housing registration information system (including the pre-sale contract registration and filing system, the same below) where the proposed house is located;
(two) the borrower has used the loan to buy a set (or sets) of housing, and applied for a loan to buy housing;
(3) The lender is convinced that the borrower's family already owns a house (or above) through due diligence in the form of credit record inquiry, face-to-face test and interview (home visit when necessary).
