1, Nanjing household registration purchase restriction scope: Nanjing main city (excluding Liuhe District, Lishui District and Gaochun District). Quantity of purchase restriction: households with registered residence in this city can buy up to 2 sets, and those who already have 2 or more houses under their names may not buy new ones; Singles (including widowed or divorced) in this city can buy at most 1 set, and those who already have 1 set or above under their names are not allowed to buy new ones.

If there is an existing house under the name, no new purchase is allowed. 3. Newly purchased houses shall not be transferred within 3 years after obtaining the property right certificate. From August 13, the city suspended the sale of commercial housing to enterprises, institutions and other institutions.

Matters needing attention in housing loan

1. I need to sign the housing loan procedures. If I am married, I need both husband and wife to sign at the same time. If you can't be present, you need to go to the notary office to entrust the card, and the original notarized power of attorney needs two copies. So please be sure to arrange your own time to be present, or go to the notary office for notarization in advance.

2. Housing loan requires proof of income. The proof of income requires that your monthly income is more than twice your monthly repayment. This month's contribution includes all outstanding loans from your previous bank, so please note that your monthly income should be more than twice that of all outstanding loans you repay every month.

If the personal income certificate is above 1 10,000 yuan, you need to provide some additional assets certificates, including bonds, bank deposits, vehicle purchase certificates, personal income tax certificates, and so on. So please prepare all the information in advance according to your own situation.

3. If the applicant applying for housing loan is a private owner and cannot produce proof of income, the materials to be provided are: business license, tax registration certificate, tax payment certificate for the last three months or bank deposit receipt for the last six months.

4. Before you apply for a house loan, if you have other loans overdue, please pay off the overdue debt first, and ask the original loan bank to issue a debt settlement certificate and affix a fresh bank seal, otherwise the loan bank will doubt your credit record and will not accept it. Therefore, personal credit record is very important, so please be careful not to overdue repayment.
