1. If there is no house and no housing loan (including commercial housing loan and provident fund housing loan, the same below) in this city under the name of the resident family, the policy of 30% minimum down payment will continue to be implemented;
2. If there is no house in this city under the name of a resident family but there is a housing loan record, the down payment ratio for purchasing ordinary commodity housing shall not be less than 40%, and the down payment ratio for purchasing non-ordinary commodity housing shall not be less than 70%;
3. If a resident family owns 1 apartment in this city and has no loan record, or owns 1 apartment and the loan has been paid off, the down payment ratio for purchasing ordinary commodity housing shall not be less than 50%;
4. If a resident family owns 1 apartment in this city and the loan has not been paid off, the down payment ratio for purchasing ordinary commodity housing shall not be less than 70%.
5. Residents' families own houses 1 set in this city, and the down payment ratio for purchasing non-ordinary commodity houses is not less than 70%.
Guangzhou purchase restriction regulations
At present, only Zengcheng and Conghua are non-restricted residential areas in Guangzhou, and other areas are restricted.

(2) Parents, spouses, parents and adult children who work in Huangpu District and hold the Guangzhou Talent Green Card or the outstanding talents recognized in the district can purchase 1 set of commercial housing in Huangpu District.
(3) Hong Kong and Macao residents buy commercial housing in Huangpu District and enjoy the same treatment as Guangzhou registered residents.
3. Baiyun District: Those who have worked in Baiyun District for one year continuously, have intermediate titles or above, or have a college degree or above, or have registered enterprises in Baiyun District can enjoy the same household registration treatment in Guangzhou within the four towns of Jianggao, Renhe, Taihe and Zhong Luotan in Baiyun District.
4. Nansha District: Qualified talents who work and study in Nansha District are not subject to household registration, social security and individual tax payment restrictions when purchasing the first commercial house in Nansha District (except those who have already purchased the first commercial house in Guangzhou).
