According to the "People's Republic of China and Civil Code" , "The Urban Real Estate Management Law of the People's Republic of China" and other relevant laws and regulations, Party A and Party B have reached an agreement on the transfer of Party A's real estate to Party B through friendly negotiation and entered into this contract:
Article 1 Party A declares that the house sold by Party A has obtained the house ownership certificate of the Beijing urban area (county) in accordance with the law. The certificate number is No. The registered building area shall prevail).
Party A guarantees that there will be no seizure of property rights or debt disputes, and that the materials provided are complete, true and valid, and can handle various transaction-related matters such as ownership transfer, tax registration, loan application, etc.
Party A guarantees that the houses sold comply with national and Beijing housing listing and transaction policies and regulations. Party A shall bear legal responsibility for the consequences caused by violating national and Beijing policies on housing listing and transaction.
Article 2 Party B declares that Party B will purchase Party A’s house mentioned in Article 1 of this contract, pay the house price, perform various obligations stipulated in this contract, and bear legal responsibility for violating the obligations of this contract.

Article 4 Payment

For evaluation, Party B's down payment should be the total of other house purchase payments except its loan limit, and Party A should issue a proof of receipt of the down payment to Party B and the loan review agency. The loan portion of the house payment shall be paid in accordance with the provisions of the lending institution;
3. The loan amount obtained by Party B after approval is less than the application amount, Party B shall make up the amount for the house purchase within three working days from the date of approval of the loan limit by the bank. Down payment; if the loan applied for by Party B is not approved, Party B shall make up the remaining house payment within ten working days from the date when the bank disapproves the loan application.
4. The settlement method of transaction fund transfer between Party A and Party B shall be subject to the "Intermediary Service Contract" or supplementary agreement signed by both parties.
Article 5 Property Rights Transfer
A. If Party B is a non-loan customer, both Party A and Party B shall agree to transfer the property rights within five working days from the date when Party B pays the entire house payment. Cooperate to complete the property rights transfer registration procedures;
B. If Party B is a commercial bank loan customer or a provident fund loan customer, Party A and Party B shall submit the approval of Party B’s loan issued by the lending institution within five working days* **Cooperate to complete the property transfer registration procedures
Article 6 House Delivery
1. The house inspection will be completed within seven days from the date when both parties go to the competent authority to complete the ownership transfer registration procedures. It will be completed within three working days; both parties A and B should be present in person to handle water, electricity, gas, property, heating, household registration transfer and other related matters to ensure that the house is delivered for use. Before the house is delivered, Party A will be responsible for the water, electricity, gas, heating, property and other expenses incurred by the house; Party B will be responsible for the expenses incurred after the house is delivered. Both parties should sign the "Property Handover Inspection Form".
2. Party A guarantees that there will be no property rights disputes or debt disputes in the house sold to Party B, and that the property, heating and other procedures will be settled.
If a mortgage is registered for a house, the mortgagee will be notified. If, due to Party A's fault, the property cannot be registered for property rights or disputes over claims and debts arise, Party A shall bear full responsibility;

Article 7 Party A and Party B shall cooperate with each other to apply to the district (county) real estate exchange where the house is located for listing approval and procedures related to the transfer of house purchase and sale rights, and apply for the house ownership certificate in accordance with relevant regulations . The taxes and related fees incurred when handling the above procedures shall be handled by Party A and Party B in accordance with the written agreement. If there is no written agreement, they shall be paid in accordance with national regulations.
Article 8 After Party B pays Party A a deposit, both parties shall bear liability for breach of contract in accordance with the legal deposit provisions of the contract. Party A shall return double the deposit to Party B if it regrets the contract, and the deposit shall not be returned if Party B regrets the agreement. At the same time, if Party A and Party B fail to perform their obligations as agreed, resulting in delay or inability to perform the contract, the defaulting party shall bear the liability for breach of contract and compensate for the losses caused to the other party. Due to delay in performance of contract obligations, the defaulting party shall pay liquidated damages equal to 20,000% of the transaction price for each overdue day.
Article 9 Disputes arising from the performance of this contract shall be resolved through negotiation by both parties. If negotiation fails, both parties have the right to file a lawsuit in the People's Court.
