Provisions on consumer loan business for house decoration:
(a) the transaction price of the same type of housing market is obviously lower than the borrower's purchase price, and the borrower's down payment ratio is less than 40%, so it is not allowed to apply for "home improvement loan".
(2) The purchased house has no mortgage or other rights restrictions, except that the borrower mortgages the purchased house to the loan bank for housing mortgage loan.
(three) the purchase of housing mortgage loans shall not open the automatic prepayment function, nor shall it handle the self-service repayment business.
(4) The "home improvement loan" should use the same repayment account as the purchased housing mortgage loan. Before the loan is paid off, the purchased housing mortgage loan shall not go through the formalities of prepayment, settlement and withdrawal.
(five) the "home improvement loan" shall not directly or indirectly enter the account of the seller, the housing sales organization or its related parties.
The borrower applies for "home improvement loan" from Agricultural Bank of China, fills in the Application Form for Personal Credit Business of Agricultural Bank of China, and provides the following materials:
(1) Identity documents of the borrower and its spouse.
(2) Proof of the marital status of the borrower.
(3) Proof of repayment ability.
(4) Information required for loan application scoring.
(five) the purchase of housing mortgage loans "individual purchase guarantee loan contract" and loan vouchers.
(6) the purpose or statement of the loan.
(seven) other information required by the Agricultural Bank.
If the application date of "home improvement loan" is less than 12 months from the mortgage loan issuance date of the purchased house, other materials can be appropriately reduced except the use certificate and identity certificate on the premise that the basic situation of the borrower has not changed significantly.
Borrowers applying for "home improvement loan" should meet the basic requirements for consumer business applicants in the Measures for the Administration of Personal Credit Business of Agricultural Bank of China, and meet the following conditions: (1) The loan bank has successfully handled and issued housing mortgage loans for the borrower, and the borrower must apply for "home improvement loan" from the same loan bank. (two) the borrower's application score must meet the scoring access standards stipulated in the "personal consumption loan application score card". (three) the borrower has a stable source of income, in principle for the working class.
The term of "home improvement loan" shall not exceed 5 years, and the maturity date shall not exceed the maturity date of the purchased housing mortgage loan.
The lending time of "home improvement loan" shall meet the following requirements:
(a) the normal repayment time of the purchased housing mortgage loan is not less than 6 months in principle. If the borrower has had many credit relationships with the bank and has a good credit record, and the mortgage loan for the purchased house is repaid normally, the term may be shortened appropriately.
(2) If the purchased house is a first-hand house, the mortgage (pre-notice) registration should have been handled, and the property company and the borrower can provide the delivery acceptance list or the documents that have paid the property management fee; If you buy a second-hand house, you should have gone through the mortgage registration procedures.
If the house purchased by the borrower is a first-hand house, the maximum amount of "home improvement loan" shall not exceed10% of the transaction price of the house; If the house purchased by the borrower is a second-hand house, the maximum amount of "home improvement loan" shall not exceed 10% of the lower of the transaction price and evaluation price of the house. The maximum amount of "home improvement loan" shall not exceed 500,000 yuan in principle.
