Why can't I buy a single apartment?
1. Land nature: whether it is a single apartment or the previous "commercial/residential", the land nature is commercial or office. Property rights are generally 50 years and 40 years, 40 years for pure business and 50 years for pure office;
2. Cost of living: Most "commercial offices" are commercial water and electricity without gas, so the cost of living is high. General commercial water consumption is 8 yuan/ton, and commercial electricity consumption is divided into peaks and valleys. Take Beijing as an example, the most expensive time is 1.2 yuan/kwh, and the cheapest time is 30 cents/kwh, but the cheapest time is basically no electricity, so the monthly electricity bill is very high.
3. Living quality: Generally speaking, there are many "commercial" households, such as 12 households with two ladders, and the property management is not good, and the living comfort is lower than that of pure residential quarters.
4. Different down payment ratio, loan term and interest rate: At present, nationwide, the down payment ratio of commercial enterprises is basically 50%, the loan term is short, the longest loan is 10 year, and the loan interest rate rises by 20%. Specific to individual cities, at present, all commercial office buildings in Beijing are restricted, and new houses can only be purchased in the name of the company; Second-hand commercial offices can be sold to companies or individuals, but individuals need to be qualified to buy houses. At the same time, companies and individuals must buy houses in full. The specific situation in Shanghai is unclear, but it is estimated that the down payment will not be less than 50%, and the loan interest rate will rise by 20%, which is unified throughout the country.
Do I have to pay property tax when I buy an apartment?
Property tax is levied on apartments and on houses used for business. According to the relevant provisions of the Provisional Regulations on Real Estate Tax in People's Republic of China (PRC), "real estate tax is levied annually and paid in installments." Therefore, property tax needs to be paid every year. However, the tax payment period is stipulated by the people's governments of provinces, autonomous regions and municipalities directly under the Central Government, and the property tax can be paid once a year, twice a year, with the first half in May, the second half in June or May.
