The bank shall directly transfer the loan funds into the bank account of the selling unit within the time limit stipulated in the contract.
2. Guarantee fee
In order to avoid mortgage risks, general banks need borrowers to provide guarantee certificates from legal persons, other economic organizations or natural persons with sufficient compensation capacity. If you can find relatives and friends who are willing to provide guarantees and have financial resources, you can issue written documents and credit certificates for the bank. If not, you need to go to a professional guarantee company to provide guarantee. The fee paid at this time is the mortgage guarantee fee.
3. How to calculate the liquidated damages for prepayment of mortgage?
① Industrial and Commercial Bank of China: 5% of the prepayment amount will be charged for prepayment within one year; If the repayment is made in advance after one year, no penalty will be charged.
② China Merchants Bank: If the prepayment is less than one year, it will charge at least three months' interest relative to the actual repayment amount; In case of prepayment after one year, at least 1 month interest shall be charged.
③ Agricultural Bank: If the loan is repaid in advance within one year, it will be charged according to the calculation formula of principal * monthly interest rate; If the repayment is made in advance after one year, no penalty will be charged.
④ Bank of China: If the prepayment is less than one year, the maximum penalty interest shall not exceed six months; If the repayment is made in advance after one year, no penalty will be charged.
⑤ Construction Bank: 3% of the prepayment amount will be charged for prepayment within one year; 2% for prepayment after one to two years; If the repayment is made two to three years in advance,1%will be charged;
