Mortgage loan of farmers' housing rights in Shanghai suburbs: small and micro subjects to help farmers
Xinhua News Agency, Shanghai, February 16 (Reporter Li Rong) At present, Jinshan and other places in Shanghai are trying to explore mortgage loans for farmers' housing property rights to help small and micro-businesses involved in agriculture develop.

Jinshan District is an agricultural area in Shanghai, and it is forming an urban agricultural pattern of "Li Bai Orchard, Li Bai Vegetable Garden and Li Bai Garden" with the characteristics of urban suburbs. The reporter learned that China Construction Bank Shanghai Branch tailored the "300-mile loan" cluster combination scheme according to Jinshan's regional characteristics, industrial orientation and enterprise needs. On the basis of the combination of credit, pledge and guarantee, we actively explored the mortgage loan of farmers' housing property rights with local government departments, solved the fund turnover problem of small and micro enterprises involved in agriculture, and embarked on a new road of agriculture-related inclusive finance.

"300,000 working capital has finally been obtained, just waiting for this loan to buy new seeds for sowing!" Recently, the first mortgage loan of Shanghai Jinshan farmers' housing property rights was issued to Xia Mingzhen, a villager in Nantang Village, Xia Lang Town. She founded Shanghai Aichi Fruit and Vegetable Cooperative from 20 14, engaged in the cultivation of Dugua and the sales of related products. In order to expand operations and update varieties, cooperatives have invested more funds. At the end of the year and the beginning of the year, loans are especially needed to solve the turnover problem.

It is understood that this cooperative originally adopted the financing model guaranteed by insurance companies, and now it has expired. In addition, because the cooperative's production base facilities and assets are few, it is difficult to solve its financing problem by leasing the contractual management right mortgage loan. CCB's "three hundred-mile loan" product provides a new possibility for solving the financing problem of such small and micro-business entities involved in agriculture. Jinshan Petrochemical Sub-branch of CCB actively communicated with the District Agriculture Committee and Xia Lang Town about the cooperative. After completing the registration of homestead mortgage under the name of the actual controller of the cooperative, the first working capital loan was issued for the cooperative with homestead mortgage as a credit enhancement measure.

The pilot project of farmers' housing property mortgage loan in Jinshan, a suburb of Shanghai, is progressing steadily. Shanghai Pingyang Cherry Planting Professional Cooperative in Luxiang Town also obtained the production working capital loan support of 200,000 yuan from Jinshan Sub-branch of Shanghai Rural Commercial Bank through rural homestead mortgage.
