Conditions for applying for provident fund loans
1. Deposit time: the applicant must establish a housing provident fund account for more than 12 months (inclusive), and at the same time meet the requirements of full and normal deposit of the provident fund in a certain period of time. Some regions require 6 months (inclusive), and some regions require 12 months (inclusive), which will vary from place to place.
2. Lender's age: the sum of the lender's age and the loan period is less than 70 years old.
3. The applicant has full capacity for civil conduct, has the ability to repay the principal and interest of the loan, and has a good credit status;
4. The applicant has paid the down payment for the house purchase as required;
5. The applicant provides a guarantee that meets the requirements of these Provisions;
6. The applicant and the applicant meet the requirements of national, provincial and municipal real estate market management policies;
7. Meet other conditions stipulated by the provident fund management committee.
Provident Fund loan process
1. Submission materials: If the borrower applies for provident fund loan from the management department of the provident fund management center that has paid the provident fund, and chooses a guarantee center to provide guarantee, it shall submit all the materials required for the individual to apply for loan, including personal and spouse ID card, household registration book, marriage certificate, divorce certificate, proof of down payment for house purchase, house purchase contract, proof of housing provident fund deposit, etc.
2. Notice of review: Secondly, after the provident fund loan application has passed the preliminary review, the management department will issue the Notice of Review of Guarantee Application, print the loan contract, mortgage (counter-guarantee) contract and other relevant legal documents, and submit all personal loan information to the guarantee center.
3. Approve: Then approve. The guarantee center will review the guarantee application. If the borrower meets the guarantee conditions, the guarantee center shall issue a letter of approval for the guarantee application; If the borrower entrusts an intermediary agency to handle the provident fund loan, the intermediary agency shall handle the guarantee application procedures and collect the guarantee service fee.
4. Payment: The borrower of the provident fund loan also needs to pay the guarantee service fee according to the approval opinion of the guarantee application. The guarantee center shall issue an invoice for the guarantee service fee, and affix the official seal of the guarantee center on the approved loan contract, mortgage (counter-guarantee) contract, custody contract and other legal documents.
5. Transfer of materials: the audited personal loan application materials (including the sealed contract) are transferred from the guarantee center to the housing provident fund management department; If an intermediary agency is entrusted, the intermediary agency shall be responsible for the transmission of the above information.
6. Signing: The Housing Provident Fund Management Department supervises and guides loan applicants to sign loan contracts, mortgage (counter-guarantee) contracts and other relevant legal documents.
