The most reliable way to know the age of the house is to go to the housing management department to inquire about the housing files, because the property rights department will register this information, but the requirement is that the owner must bring his ID card and real estate license, otherwise he can't inquire.
2. Check the real estate license
Although the real estate license can't accurately judge the real age of the house, it still has a reference function, especially the second-hand house. The age of second-hand houses sold for the first time is usually about two years longer than the registration time of real estate licenses. If the house has changed hands many times, you can check the completion time of the house, such as the completion time or surveying and mapping instructions, which are effective references for judging the age of the house.
3. Ask other owners or properties in the community.
If you have doubts about the real age of the house provided by the owner, you can also consult other owners or property staff in the community. After all, they have lived or worked in the community for a long time, and the information they give is often more true.
In addition to the above methods, in fact, property buyers can also judge the age of the house by the naked eye. Although it can't guarantee complete accuracy, it is also of reference significance, as follows:
(1) Look at the room.
Take a look at the walls, doors, windows and decoration of the house, and you can roughly tell the age of the house. It should be noted that if the wall looks new, it may have been redecorated by the owner.
(2) Look at the kitchen and bathroom.
Even if the owner has carefully decorated the house, the decoration of the kitchen and bathroom is still difficult to change, such as sewer pipes, bathroom floor drains, toilets and other places that are inconvenient to replace, so it can also be used as a reference for you to judge the real age of the house.
(3) Look at the appearance of the building
Some residential exterior walls will be decorated with wall paint or tiles, and most of these houses are buildings after the middle and late 1990s. However, if it is a residential building with cement exterior wall and powder wall, it is mostly a building in the early 1990s, and if it is a building with red walls and blue bricks, it is mostly a building in the 1980s and 1990s.
(4) Look at the number of floors
Looking at the number of floors, you can also see the approximate year of the house. For example, two or three-story buildings are mostly buildings from the 1950s to 1960s. If the floor is above the eighth floor, but there is no elevator, it is mostly a building in the mid-1990s. However, it should be noted that the completion year may be different in different regions.
