Nanchang Bank Personal Property to Mortgage Loan Handling Process

Materials to be submitted

Identity certificate (including ID card, household registration book, military officer's card or other valid identity documents) and marriage certificate;

Income certificate (including the original and photocopy of the borrower's family income certificate, tax payment certificate, bank statement, bank passbook, etc. );

Transfer to the house ownership certificate (if the house is sold and transferred, the real estate license is required), and some house property rights must be issued with the certificate of consent to transfer.

Certificate of loan use:

1. If the house is sold to apply for mortgage, the house sales contract shall be provided; If the original mortgage period of the mortgaged house exceeds 2 years or the lender thinks it is necessary to re-evaluate, the loan applicant shall provide the house value evaluation report issued by the real estate appraisal agency recognized by the bank.

2. If applying for mortgage as a house gift, relevant legal documents such as gift contract and notarial certificate shall be provided.

3. If the house inheritance applies for transfer, the original borrower's death certificate and the notarial certificate of house inheritance shall be provided.

4. If the mortgage is transferred for other reasons such as the divorce of husband and wife, the divorce certificate of husband and wife and the court's judgment on the division of husband and wife's property or the notarized property division agreement shall be provided, and the ownership of the house property shall be stated.

Original identity certificate of the borrower. If the original borrower has an agent, it shall provide a legal certificate of entrustment relationship and an identity certificate of the agent.

Other information deemed necessary by the lender.

Loan process

The loan applicant shall fill in and submit the required application materials as required;

Bank staff review materials and credit investigation;

Our bank signs a loan contract with the borrower and goes through the formalities of transfer and mortgage registration;

Our bank issues loans and the borrower repays the principal and interest according to the loan contract.

Materials to be submitted

(1) Business licenses, loan cards, organization code certificates and tax registration certificates of the borrower and guarantor;

(2) Articles of association or agreements, contracts and capital verification certificates approved by clients of limited liability companies and partnerships; (three) customers in special industries must provide the production license or enterprise qualification certificate issued by the competent examination and approval department;

(4) Proof of ownership of mortgaged property;

(5) Other information required by the bank.

Loan process: customer application → accepting investigation → auditing → signing contract with customers → post-loan management → credit recovery.
