Step 1: Choose a house.
There are still many websites selling houses in France.
There are a lot of information to choose from, but they are basically houses managed by intermediaries.
Step 2: Look at the house.
After determining the right house, I went to see the house. Because there are not many houses suitable for me, I saw four houses in one breath. Good house everyone will feel "love at first sight" when they fall in love at first sight! Because everyone's requirements are different, I just want to remind you to pay attention to the following points when looking at the house:
First of all, the surrounding environment, it is recommended to look around before looking at the house to see how the surrounding environment is, whether the residents are "normal", and don't buy an unsafe house no matter how cheap it is!
The second is positioning. Of course, the house facing south is the best, but most houses in France will be built in the east-west direction in order to maximize the use of sunlight. Therefore, it is recommended to open the compass of the mobile phone when looking at the house for the first time. If you are interested in the house, you can visit it several times in different periods to learn about the lighting situation of the house.
Then there is humidity. Houses with poor lighting and houses without heating are very difficult in the rainy season in Paris. Just think about the mildew all over the wall.
Thirdly, it is the construction time. The house that is about 70 years away from now is ok. It is best not to think too early to prevent the house from being too old.
There are also charges and various fees. Don't just listen to the landlord, be sure to ask him for formal documents.
Finally, it is not recommended that you buy a house on the top floor. Whoever leaks the pain of the rain will know.
Finally, pay more attention to what the original landlord said. Some landlords will exaggerate in order to sell their houses. For example, I have seen two houses, and the landlords are not honest.
There is a house on the top floor. To tell you the truth, I like this decoration very much, but I saw some traces of water leakage in the corner of the ceiling of the room, so I asked, and the landlord said it was watertight (when I was blind? ) also said that in case of water leakage, you can find a property. (How many properties in the world do things besides collecting money? )
There is also a house that is very cheap and has a good location, but the people living around it are quite mixed. I asked the landlord what the surrounding environment was like. The landlord said it was very good, and there were no tenants around, but obviously there were two tenants in this landlord's house (when I was stupid? Therefore, for the French, we must carefully distinguish.
Step 3: Find a notary.
This step is necessary because the notary is a notary in French. Both buyers and sellers can use a notary, but I suggest that it is best not to use it, because every notary will definitely put the interests of his clients first, and no matter what happens in the future, it is very important to find a good notary.
Notaire in France is a state organ, the price is set by the state, which is 7.2% of the total house price, and there is a corresponding counterpart area, so if you want to find your original address or work place, people will not take the case too far away.
After looking for a notary, everything about the house is negotiated by both parties, that is, only your notary will tell you what to do next, and buyers and sellers do not need to contact privately. (Unless you want to see the house again, or buy the landlord's furniture blabla) At this point, your experience of buying a house has basically officially begun. The former French had efficient early warning. Non-combatants please retreat quickly! This is not a drill! ! !
Step 4: Sign the contract.
Arbitration agreement refers to arbitration agreement and settlement contract. According to my own understanding, this contract means that the buyer decides to buy a house and pays 10% of the total house price as the down payment. Moreover, the seller can't go back on his word after signing the contract and can't sell the house to others. At the same time, if the buyer does not find a loan later, he can be refused a visa by the bank unscathed. After signing this contract, the buyer has 7 days to think about it, and can cancel the purchase without reason within 7 days.
This contract is signed at the seller's notary office, and the buyer and notary must also be present.
Step 5: Find a loan.
Finding a loan is a big problem we encounter. Big banks like BNP, SG and LCL have many regulations on loans and residence, and generally do not accept foreigners. Banks such as La Bank postale, CA and CIC are recommended here.
Similarly, find a bank near your work place or new address. Some banks will directly reject your request for no reason.
Some banks will let RDV do a simulation with you and judge whether to lend you money according to your salary level. Generally speaking, a person's repayment ability cannot exceed 33% of his after-tax salary.
Finding a loan is a matter of character. At first, a friend of mine searched all kinds of banks, but no one lent him money. He could hardly buy a house. Finally CIC saved him. Later, a friend recommended CIC conseiller to us, and Goose CIC didn't want to save us. ...
Every bank will have differences about the loan interest rate. Take myself as an example, 8-year interest 1.6%, plus monthly insurance 1.6 euros.
Notaire usually gives you a month to find a loan.
Step 6: Make money.
There are two kinds here, parents giving and not giving.
If you don't give it, you will be very relaxed and happy. Just confirm the loan amount with the bank and call notaire ~
This is mainly about parents' gifts.
Before, I thought there was an article about how to remit money to buy a house in France, which was written in great detail. You can go and have a look. But to sum up, in order to file tax returns in advance, both parents have to pay a limit of $50,000 every year and then tell the bank in advance.
It is important to tell the bank in advance. Don't ask the front desk, just ask your consultant. They will tell you the materials you need to prepare in advance, usually
Cerfa tax bill
DeDonate attendance (this bank will give it back for you to fill out, but no template was found online, hehe)
A scanned copy of both parents' ID cards.
Transfer certificate
Transfer flow
All the above materials that need to be issued by China can be in Chinese or English and do not need to be translated into French.
However, if your consultant is melodramatic, you can't rule out the possibility that he forces you to translate all of them.
For me, the bank part is the most time-consuming, because when I first looked for the front desk, he told me that I could make money directly and then make up the materials, which led them to re-examine in the background, which was super slow! Even if notaire comes forward, it can't be solved, delaying my signing for a month! A month, my friends! I paid an extra month's rent! At the same time, I paid off the loan for another month! ! !
Sometimes banks will withhold your money and find various reasons not to play with you, so everyone must have a good relationship with notaire and let them help you deal with these problems.
PS: Notaire only accepts transfers, not cash and checks.
Step 7: Sign the contract.
Next is the most exciting moment! After a series of troubles, I finally handed over all the house payment to the notary, and then I waited for the notary to inform me of the specific signing date ~ this contract was signed at the buyer's notary office, and both the seller and the seller's notary must be present. After seeing a bunch of things, your notary blabla officially signed the contract and handed over the housing materials and keys. You can't get the real estate license at this time, and notaire will send it to you about three months after signing the contract.
At this point, the process of buying a house has been completed.
The above is my experience of buying a house this time. Because there is time for legal consideration before and after each signing, it is very common to keep waiting, so everyone should get used to it. Please leave me a message if you have any questions, and correct me if there are any omissions ~
Finally, I wish everyone a home in a foreign country.
