Legal analysis: the advance notice conversion of commercial housing means that commercial housing is changed from advance notice registration (property right registration) to formal registration of existing houses (property right handling).

Legal basis: Article 85 of the Detailed Rules for the Implementation of the Provisional Regulations on the Registration of Real Estate is under any of the following circumstances, the parties may apply for advance registration of real estate as agreed:

(1) Pre-sale of real estate such as commercial housing;

(two) the sale and mortgage of real estate;

(three) the mortgage is set by the pre-purchased commercial housing;

(4) Other circumstances stipulated by laws and administrative regulations.

During the validity period of advance notice registration, the real estate registration institution shall not apply for registration of disposing of real estate rights without the written consent of the right holder of advance notice registration.
