Notice on Adjusting Policies Related to Housing Provident Fund Loans
All relevant units, housing provident fund deposit workers:
In order to support employees to pay housing provident fund for self-occupation and improved housing demand, implement differentiated control policies, and promote the stable and healthy development of housing provident fund in our city, the housing provident fund management committee of our city deliberated and adopted, and made the following adjustments to the relevant policies of housing provident fund loans in our city:
1. If employees and their families only own 1 house, and the housing construction area is within 120 square meters (inclusive), they are allowed to apply for housing provident fund loans if they buy a second house with a construction area of 144 square meters (inclusive).
The criteria for determining the number of housing units refer to the number of self-occupied housing units owned by employees and families within the administrative area of Nanning (including five counties) when applying for housing provident fund loans (excluding houses that have been sold, donated and analyzed).
Second, employees and their families have used a housing provident fund loan once and settled it. If they have no house or only own a house with a construction area of less than 120 square meters (inclusive), they can buy a house with a construction area of 144 square meters (inclusive) and are allowed to apply for a housing provident fund loan again.
The criteria for determining the number of housing provident fund loans refer to the number of housing provident fund loans used by individual workers and families nationwide.
3. When employees and their families purchase a second house or apply for a housing provident fund loan for the second time, the down payment ratio shall be no less than 40%, and the loan interest rate shall be adjusted to 1. 1 times the personal housing loan interest rate of the housing provident fund for the same period. The maximum loan amount is 500,000 yuan, and the monthly repayment amount shall be no less than 35% of the family income.
Four, the purchase of dilapidated housing renovation of individual workers and families, belonging to the second set of housing or the second application for the use of housing provident fund loans, can refer to the provisions of article third of this notice to use housing provident fund loans, not limited by housing area; Individual workers and families who purchase houses under construction, who have not used or used housing provident fund loans and have settled them, may apply for the use of housing provident fund loans with reference to the provisions of Article 3 of this notice, and are not restricted by the number of housing units.
Five, Nanning housing provident fund management center railway sub-center is not within the scope of this adjustment.
Six, the above policy adjustments shall be implemented as of the date of promulgation. If the loan policy in the Notice of Nanning Housing Provident Fund Management Committee on Adjusting Housing Provident Fund Loan and Withdrawal Policy by Stages (Nan Jin Guan [2065438+07] No.2) conflicts with this notice, this notice shall prevail.
