After the house pays off the loan, the procedures to be handled are as follows:

1, cancellation of mortgage registration. After paying off the mortgage, the mortgage user first asks the bank to cancel the mortgage registration, and at the same time asks the bank to issue a loan settlement certificate;

2. Cancel the mortgage procedure. After getting back the mortgage settlement certificate and real estate license from the bank, you still need to take your ID card to the Housing Authority to go through the mortgage cancellation procedures. Only when the mortgage of real estate is cancelled can you fully own the property right and be free to trade or transfer it.

3. Insurance refund procedure. Some banks' mortgage applications require applicants to provide third-party guarantee materials. If the insurance company guarantees, it is bound to pay part of the insurance premium. After the mortgage is paid off, you can take the relevant materials to the insurance company for a refund.

4, deposit refund procedures. For new house mortgage, some developers may ask for a deposit. If so, they can ask the developer to refund the deposit after the mortgage is paid off.

When transferring real estate, a written transfer contract shall be signed, and the way to obtain the land use right shall be specified in the contract.

Article 42

When the real estate is transferred, the rights and obligations stipulated in the land use right transfer contract will be transferred accordingly.

Article 43

If the land use right is obtained by means of transfer, after the transfer of real estate, the service life of the land use right is the remaining service life agreed in the original land use right transfer contract minus the service life of the original land user.

Article 44

If the land use right is obtained by means of transfer, after the transfer of real estate, if the transferee changes the land use agreed in the original land use right transfer contract, it must obtain the consent of the original transferor and the competent department of urban planning administration of the people's government of the city or county, sign an agreement on the change of the land use right transfer contract or re-sign the land use right transfer contract, and adjust the land use right transfer fee accordingly.
