Borrowers applying for housing provident fund loans must meet the following conditions:

1. Pay housing provident fund continuously and in full for one year;

3. Neither spouse has withdrawn the housing provident fund in the past year;

4. Purchase a legal self-occupied house and sign a formal house sales contract, and the contract has been authenticated by relevant departments;

5. The down payment for house purchase meets the prescribed ratio. The currently implemented down payment ratio is: ① The down payment for a commercial house less than 90 square meters is 20, and for a commercial house above 90 square meters, the down payment is 30; ② For second-hand houses, the down payment before 1990 (including 1990) is 50, and the down payment after 1990 is 30;

6. Agree to use the purchased house as a mortgage or provide guarantee according to the guarantee method approved by the center.

Loan Amount

The maximum loan amount for single and dual-employee workers is 400,000 yuan. To determine the loan amount, the monthly income is determined based on the provident fund deposit base, and half of the monthly income is used for repayment. The calculation method is as follows:

Monthly income = provident fund deposit amount ÷ (unit contribution ratio individual deposit Ratio)

Monthly repayment amount = monthly income ÷ 2

The monthly income of the spouse who does not pay the housing provident fund will not be included in the repayment ability when determining the loan limit.

Loan procedures

For commercial housing and affordable housing, you can apply for a housing provident fund loan after the down payment has been paid, the purchase contract has been signed, and the transaction department has verified it; second-hand housing can be applied for after the transfer is completed. , and after obtaining the two certificates, you can apply for a housing provident fund loan.
