You can borrow money, but there are specific conditions.

1. Not all houses can be mortgaged for loans.

The house applying for mortgage must be satisfied. Houses are limited to large and medium-sized cities or towns where the county (city) government is located, or key towns recognized by the provincial government. The land occupied by building houses was acquired through transfer. The borrower has paid the land transfer fee in full, and independently obtained the state-owned land use certificate in the name of the borrower. The planned land must be residential, and the land transfer time before applying for mortgage loan shall not exceed 2 years. At the same time, the loan amount is different in different regions, which can be determined after consulting the banks in various regions.

2. When applying for a mortgage loan with a private house, you need to prepare all the required materials, including:

(1) Land use certificate, village committee certificate and project budget;

(2) Invoice receipt of purchased materials, mortgaged real estate license, title certificate and land use certificate;

(3) Identity cards and marriage certificates of the borrower's husband and wife;

(4) An appraisal report on the mortgaged property;

(5) The income certificates of both borrowers, the copy of the borrower's passbook, the ID card of the owner of the mortgage certificate and the copy of the marriage certificate.

When the relevant materials are fully prepared and meet the requirements, you can apply for a mortgage loan with the relevant materials to the borrowing institution.
