At the same time, the home buyer can apply for a loan normally. This method of transferring property rights may seem feasible, but in fact, the down payment ratio is stipulated by policy, so this behavior is illegal. When buying a house, you should act according to your ability.
Be sure to check whether the developer has a commercial housing pre-sale license. Having a license means that the developer has a land use certificate, planning license, construction project license, etc. This is the key to whether you can get a property ownership certificate when buying a house. The parties shall fully perform their obligations as agreed.
The parties shall abide by the principle of good faith and perform notification, assistance, confidentiality and other obligations in accordance with the nature, purpose and transaction habits of the contract.
