In some cities, monthly income and monthly deposit amount are used as the evaluation criteria of loan amount. For example, Beijing: maximum loanable amount = (monthly household income-basic living standard in Beijing)/monthly loan repayment amount per 10,000 yuan during the loan application period. Among them, monthly income = monthly contribution of individual housing provident fund ÷ contribution ratio of housing provident fund.
4. Account balance and borrower's age
In some cities, the balance of the provident fund account and the age of the borrower are used as the criteria for evaluating the loan amount, but the calculation formulas vary from place to place. For example, Shenzhen: loan amount = balance of provident fund account X 14 times.

5. Deposit base
Some cities stipulate that the total monthly principal and interest of provident fund loans cannot exceed 50% of the deposit base. For example, Shenzhen: 1) The total monthly principal and interest of mortgage is ≤ X50% of the deposit base (calculated by equal principal and interest). 2) If the husband and wife jointly repay the loan, the total monthly principal and interest of the mortgage shall be ≤ (the deposit base of the primary lender+the deposit base of the secondary lender) X50%.
6. Building area
Some cities will take the building area as the evaluation standard of the loan amount, such as Beijing: the first suite with a building area of ≤90 square meters, and the maximum mortgage amount is 1.2 million. A house with a building area of more than 90 square meters in Xing Tao has a maximum mortgage of 800,000 yuan.
