1. After the house loan is paid off, you need to go through the formalities at the bank where the loan is located and get the house ownership certificate. Because the mortgagor provides the mortgagee with the debt performance guarantee without transferring possession, the property is still owned by the mortgagor;
2. The bank shall affix the official seal on other warrants and indicate the cancellation opinions, such as the words that the loan has been invited and agreed to cancel the mortgage;
3. Then, the property owner himself carries the real estate license, other warrants and the original ID card to the mortgage department of the local property housing security and real estate administration for mortgage cancellation registration;
4. If there are multiple names on the title certificate:
(1) At least one owner must be present;
(2) The original ID cards of other property owners can also be handled if they are brought together;
(3) If there is a minor's name, the guardian must bring a certificate to prove the identity of the guardian.

When real estate is mortgaged, it shall go through the mortgage registration at the department specified by the local people's government at or above the county level.
Where the land use right and house ownership are obtained due to the disposal of mortgaged real estate, the transfer registration shall be handled in accordance with the provisions of this chapter.
Article 63
Local people's governments at or above the county level, which are determined by the people's governments of provinces, autonomous regions and municipalities directly under the Central Government to be in charge of real estate management and land management in a unified way, may make and issue unified certificates of real estate ownership, and record the confirmation and change of house ownership and land use rights within the scope of house occupation in the certificates of real estate ownership respectively in accordance with the provisions of Article 61 of this Law.
