There are three kinds of real estate mortgage registration, one is pure land use right mortgage, the other is real estate mortgage, and the third is construction mortgage or auction mortgage. Mortgage registration is handled in the mortgage registration section of the Municipal Bureau. For the first and second types of mortgages, state-owned land use right certificate or real estate license, land appraisal report or real estate appraisal report, mortgage contract, loan contract, mortgage application form, certificates of legal representatives or personal identification of both parties to mortgage registration, and land registration power of attorney shall be submitted. If the project is under construction or the house is mortgaged by auction, the construction project planning permit and the pre-sale permit of commercial housing shall also be submitted.
