When the personal loan rate of Yantai housing provident fund is less than or equal to 85%, the multiple is calculated by 30 times; When the personal loan rate of housing provident fund is greater than 85%, the multiple is calculated as 20 times. In addition, when the personal loan interest rate range changes and keeps a stable ratio for six consecutive months, the city center will determine the multiple implementation standard and issue it for implementation. In order to ensure the sustained and healthy development of housing provident fund, according to the requirements of the Ministry of Housing and Urban-Rural Development's "Business Specification for Housing Provident Fund Personal Housing Loan" (GB/T 5 1267-20 17), combined with the actual situation of our city, and reported to Yantai Housing Provident Fund Management Committee for deliberation and approval, we hereby notify you of the relevant matters concerning the adjustment of the calculation standard for housing provident fund personal housing loan in our city as follows:
First, within the maximum amount of individual housing loans for housing provident fund in our city, the loan amount shall be determined according to the lowest value in the following three calculation results.
(a) the loan amount is calculated by multiple of the normal deposit balance in the housing provident fund account.
Calculation formula: loan amount = (normal deposit balance of the borrower's housing provident fund account * * and the applicant's housing provident fund account) × loan amount.

Standard for determining the normal deposit balance of housing provident fund account;
1. If the loan applicant and * * * the same applicant have repaid in full in this city for more than 12 months (inclusive), and the account status is "normal" and there is no default, the account balance will be consolidated.
2.*** If the applicant fails to pay the fees in full for consecutive 12 months in this city, or is in arrears or the account status is "sealed", the account balance will not be included in the calculation.
3.*** If the applicant deposits the housing provident fund in different places (including troops, excluding Qingdao, Weihai, Weifang and Rizhao), the account balance will not be included in the calculation.
4. The account amount abnormally paid by the loan applicant and * * * the same applicant is not counted.
(2) The loan amount shall be calculated according to the prescribed down payment ratio.
1. Purchase the first house, with the loan amount not exceeding 70% of the property value and the down payment ratio not less than 30%;
2. To buy a second house, the loan amount shall not exceed 60% of the property value, and the down payment ratio shall not be less than 40%.

Calculation formula: (monthly repayment of housing provident fund loans, commercial loans, secured loans and other loans)/(the borrower's monthly income is the same as that of the applicant) ≤50%.
Criteria for determining monthly income:
1. If the loan applicant and * * * the same applicant have continuously paid in full for more than 12 months (inclusive), and the account status is "normal" and there is no arrears, it shall be determined according to the average deposit base of housing provident fund 12 months before the previous deposit month.
2 * * * If the applicant has not paid the housing provident fund or the housing provident fund account status is "sealed" or "cancelled", it shall be determined according to the minimum deposit base of the housing provident fund in our city in that year.
3.*** If the applicant fails to pay in full for 12 months in a row or the housing provident fund account status is "normal" but has not paid, it shall be determined according to the average of the payment base of the actual payment month 12 months before applying for the loan and the monthly income of the unpaid month (according to the minimum payment base of the housing provident fund in our city in that year).
Two, the loan applicant according to the normal deposit balance of the housing provident fund account, the loan amount is less than 200 thousand yuan, and at the same time meet the results of items (two) and (three), the loan amount is determined by 200 thousand yuan.
