Article 31 of the General Principles of Loans stipulates that after the loan is issued, the lender shall conduct follow-up investigation and inspection on the borrower's execution of the loan contract and operation.
Article 36 of the Measures for the Administration of Urban Real Estate Mortgage stipulates that the mortgaged real estate shall be possessed and managed by the mortgagor. The mortgagor shall maintain the safety and integrity of the mortgaged real estate during the possession and management of the mortgaged real estate. The mortgagee has the right to supervise and inspect the management of mortgaged real estate in accordance with the provisions of the mortgage contract.
What are the procedures for mortgage loan?
1. Personal housing mortgage loan. Property ownership certificate, relevant identity certificate of the lender, marriage certificate, income certificate issued by the work unit, relevant identity certificate of the house owner, application for real estate mortgage loan, real estate appraisal report issued by relevant institutions, notarial certificate and receipt of mortgage procedures.
2. Enterprise housing mortgage loan. Three copies of the business license, account opening permit, articles of association, capital verification report, the running water and assets certificate of the enterprise in the last six months, the financial statements of the enterprise in the previous year and the financial statements of the enterprise in the last six months.
