You need three steps:
First of all, the first step: go to Yangpu District CCB Sub-branch (Pingliang Sub-branch) to apply for the bank loan settlement certificate. You should bring the original ID card of the lender, the provident fund loan contract, the CCB passbook (which contains the money you want to pay off in one lump sum), and the statement of any period of CCB. If you have already handled the mortgage repayment of the provident fund, you should also provide the power of attorney (in duplicate) for withdrawing the provident fund and returning the housing loan. After these five materials are paid off, CCB will immediately issue a loan settlement certificate.
Secondly, in the second step, you take the loan settlement certificate just issued by CCB, as well as the guaranteed loan contract, the invoice of guarantee fee and the original ID card of the borrower to Shanghai Housing Property Rights Guarantee Company for mortgage certificate and surrender procedures. (that is, the institutions that you gave you loan guarantees at that time were generally in the real estate trading centers in various districts. By the way, you should make an appointment seven days in advance before you go, because the telephone number in each district is different. You can find the phone number of your residential area on the official website of Shanghai Housing Property Guarantee Corporation, and make an appointment first, because you can't go through the mortgage certificate and surrender formalities on the same day without making an appointment.
The last step is to go to the real estate trading center where the house is located and bring the mortgage certificate provided by the guarantee company, the loan settlement certificate issued by CCB and the original ID card to cancel the mortgage, so that your follow-up procedures are completed.
