What are the procedures for repayment of second-hand houses?
After the mortgage is fully paid off, the customer should go to the bank outlet to handle the loan settlement procedures, handle the loan settlement certificate and get back other warrants. Then bring the loan settlement certificate, other warrants and personal identity cards, house ownership certificates and other related information to the local housing authority to understand the mortgage procedures. When the mortgage registration is cancelled, the house will be completely owned by the customer.

At present, there are two ways to repay the mortgage in advance:

1, paid off in full in advance

The so-called full repayment in advance means that the borrower pays off all the loans owed at one time. After paying off, you need to go to the housing authority to cancel the mortgage, and provide relevant information according to the requirements of the housing authority. After handling, you have no mortgage, and the property right of the house belongs to you completely.

2. Repay part of the loan in advance

As the name implies, there are two ways to repay a part of the loan in advance: one is to shorten the repayment period when the monthly repayment amount is fixed;

The other is that the monthly repayment amount is reduced, but the repayment period remains unchanged. The advantage of the first method is that it can reduce interest, and the advantage of the latter method is that it can reduce the monthly supply and relieve the pressure of monthly supply.

If you really want to return it in advance, it is also skillful. By grasping these three points, you can save a lot of money!

First, plan the repayment reasonably.

At present, many banks will stipulate that they can't repay the loan in the second half of the year or two, because individuals need a lot of materials and cost review after borrowing from banks. Today's loan will be paid off tomorrow, so it's a waste of time to go back and forth.

Therefore, if the buyer insists on repayment within two years, it may have to go through special procedures or pay more, so it is not recommended that you repay in advance.

Second: Be careful not to choose to repay the loan within more than half of the loan period.

Because according to the calculation method of interest, taking the loan for 30 years as an example, by the time the loan is repaid to 15, the principal has been repaid by about 60%. If prepayment is proposed at this time, it is equivalent to repayment of interest, so it is meaningless to advance at this time. If you want to repay in advance, it is best to control the time within 15, so that once the principal is repaid, the interest will naturally be saved.

Third: Don't repay the loan if the loan term exceeds one third.

Because of the repayment method of decreasing average capital, in the first month, there is still a lot of interest, so it is not recommended to repay in advance.
