How to determine the specific loan amount of provident fund loans?
Provident fund loans refer to loans enjoyed by employees who pay housing provident fund. According to national regulations, all employees who have paid housing provident fund can apply for individual housing provident fund loans according to the relevant provisions of provident fund loans. We are not so clear about many details of provident fund loans, so how to determine the specific loan amount of individual housing provident fund loans?

Determine the specific loan amount of provident fund loans according to the following steps and principles:

(1) Calculate the monthly income of yourself and * * * the same applicant: monthly income = monthly contribution of individual housing provident fund ÷ contribution ratio of housing provident fund;

(2) Calculation of the maximum loanable amount: The maximum loanable amount is the monthly income of your family (referring to the monthly income of both husband and wife, the monthly income of retired employees, their children and other applicants, the same below), the remaining amount after deducting the monthly living expenses of at least 400 yuan, and then divided by the monthly repayment amount per 10,000 yuan loan during the loan application period.

(3) The specific loan amount should also consider the maximum amount, maximum loanable amount, minimum down payment and credit rating of a single loan.

Tip:

(1) The monthly income of you and * * * the same applicant is calculated by the monthly deposit of housing provident fund, and other income is not used as the monthly income base for calculating the loanable amount;

(2) The monthly income base for calculating the loanable amount is determined by the Income Certificate issued by retired employees;

(3) When calculating your monthly income, the deposit ratio of housing provident fund shall be calculated according to the actual deposit ratio of the borrower in the current month;

(4) The total loan amount of you and the applicant cannot exceed the maximum loan amount of a single loan;

(5) Log in to the "Provident Fund Loan Calculator" on the homepage of Beijing Housing Provident Fund Network (www.bjgjj.gov.cn) to calculate the loan amount that can be applied.

In addition, some property buyers also have such doubts. If they buy a house in other places, can they withdraw the money from the provident fund? For this question, the Beijing Housing Provident Fund Management Center gave this answer:

According to the "Beijing Housing Provident Fund Withdrawal Management Measures", employees can apply for the withdrawal of housing provident fund when purchasing owner-occupied housing. When an employee purchases an owner-occupied house and uses a housing loan, the total amount withdrawn by himself and his spouse shall not exceed the actual housing expenditure (including the principal and interest of the loan and the down payment) incurred in purchasing the owner-occupied house with the loan. As for the number of withdrawals, according to the current policy, you can apply for withdrawals every month. When the cumulative withdrawal amount reaches the withdrawal limit, you can't apply for withdrawal of housing provident fund for this house, but also depends on the balance in your housing provident fund account. Except 10 yuan, the balance in the account can be withdrawn.
