Can I change my name if the real estate license is not down?
1. If the purchased house is paid in full, it can be renamed even if the real estate license has not come down, as long as the new and old owners go to the developer or sales office to directly change the purchase contract.
2. If it is a house purchased by mortgage loan, it cannot be renamed without the real estate license. Because when handling the mortgage loan, the bought and sold house needs to be registered in the bank, and the bank will put it on record in the real estate bureau, so the house has been renamed in the real estate bureau. It is not up to the developer to decide whether it can be renamed, but if it is renamed in the real estate bureau, it will be renamed as a second-hand house, provided that the real estate license is completed. In other words, the house purchased by mortgage loan and the new house must wait until the real estate license is obtained before going to the real estate bureau to handle the formalities of renaming and transferring the second-hand house.
What is the process of renaming the real estate license?
1. The materials to be submitted for renaming the real estate license include: the ownership certificate of the house, the identity certificates of the buyer and the seller, the marital status certificate of the seller, the house registration certificate, the house purchase contract, and other materials deemed necessary by the relevant registration authorities.
2. If the name of the real estate license has not been changed through the intermediary company, then the contract terms and breach of contract terms need to be clearly written. When signing the contract, the named party on the real estate license must be present. If you get married, both husband and wife should be present to sign, even if only one party is registered in the real estate license.
3. Prepare the materials and certificates needed to change the name, and then go to the real estate bureau to fill in the relevant forms and the stock house contract. The amount on the inventory contract must be the same as that on the sales contract. After submitting the materials, you will receive a receipt from the real estate bureau. You must pay the relevant taxes and fees within the date specified in the receipt. It usually takes about 15 days, and you can get a new real estate license after paying taxes and fees.
