How much is the Nanjing provident fund loan limit in 2016 and how to calculate it?

Nanjing China Merchants Bank offers provident fund loans, and the loan amount is the minimum calculated from the following three items.

Provincial Provident Fund: Currently, if one employee pays housing provident fund, the maximum loan limit is 300,000 yuan; if both spouses pay into housing provident fund, the maximum loan limit is 600,000 yuan.

Municipal Provident Fund: The maximum amount must be calculated according to the conversion ratio (trial calculation based on the payment period and amount). If one party is the provincial provident fund and the other party is the municipal provident fund, which party will be the loan applicant determines the loan limit.

1. The loan amount is determined based on the borrower's ability to repay the loan. The calculation formula is: the borrower’s monthly housing provident fund deposit amount/the borrower’s housing provident fund payment ratio × personal loan repayment ability coefficient × 12 (months) × actual loanable years. If both spouses contribute to provident funds and borrow money simultaneously, the loan amount shall be the sum of the loan amounts calculated separately by both spouses. If the spouse is a military officer, the result will be calculated according to the loanable formula and the maximum personal loan limit will be calculated.

Note: The personal loan repayment ability coefficient is 0.3.

2. The maximum personal loan limit is stipulated. The maximum loan limit for employees who both husband and wife contribute to provident funds is twice the maximum personal loan limit.

3. For the purchase of commercial houses, the amount shall not exceed 70% of the total purchase price; for the purchase of second-hand houses, the amount shall not exceed 60% of the total purchase price or the appraised price (whichever is lower). The transaction price of second-hand houses is determined by comparing the price filled in the original "Deed and Tax Payment Certificate of the People's Republic of China" with the price filled in the original "Real Estate Sales and Purchase Contract", and whichever is lower is regarded as the transaction price of the house.

Since October 10, 2009, for houses purchased with a construction area of ??more than 144 square meters, the loan amount will be calculated based on 50% of the minimum value of the following three conditions:

(1) The loan amount of the borrower and his wife is the sum calculated separately according to the loanability formula.

(2) The maximum limit of personal loans stipulated in the regulations, the maximum limit of employee loans for couples who both pay provident funds is twice the maximum limit of personal loans.

(3) For employees who purchase commercial housing or affordable housing, the loan amount shall not exceed 80% of the total purchase price; for employees who purchase second-hand houses, the loan amount shall not exceed 70% of the total purchase price.
