The general reasons for refusal are:
1, credit history. Credit record is a label of personal credit and a prerequisite for applying for mortgage. Usually, banks will check the loan records within five years and the credit card records within two years, and strict banks will look at the records for a longer period of time. In addition, three or six consecutive overdue cases are serious credit failures, and serious overdue cases will be rejected by banks. In addition, banks are reviewed on a family basis. Married people should check the credit information of both husband and wife. If the lender has good credit information, his spouse may also be refused a loan.
2. Banks are flowing. The bank will also review the borrower's bank flow and income certificate. Generally speaking, the monthly income must be ≥ X2 to pay the mortgage. If the borrower is repaying other loans, the monthly income must be ≥X2 (existing loan+mortgage payment).
3. Marital status. For the restriction of "family as a unit", it will also involve the review of the property under the name of minor children. For example, in Beijing, if a local household registration purchaser has a suite under the name of a minor child, and the purchaser also has a suite under the name, then it does not meet the purchase restriction requirements and the bank will not lend money. Previously, there was a case of "fake divorce to buy a house", which was a trick that some property buyers came up with to avoid the purchase restriction. In order to plug this loophole, the bank issued a policy of "divorce for more than one year before lending".
