How to handle the house transfer in Huichang County, Ganzhou City?
To handle the house transfer formalities, the owner needs to obtain the house property right, including the real estate license, deed tax certificate and land certificate. The house is unsecured and the loan is paid off.

The registrant and co-owner of the real estate license together with their ID card, household registration book, marriage certificate and the above three kinds of house certificates go to the housing management department where the house belongs to apply for the transfer formalities with the buyer.

The Measures for Housing Registration stipulates that:

Article 13

A total of houses shall be jointly registered by the co-owners.

The change registration of the ownership of a shared house can be applied by the relevant co-owners, but if the application for the change registration of the house is caused by the common nature or share of the co-owners, it shall be jointly applied by the co-owners.

Article 32

In any of the following circumstances, the parties concerned shall apply for the registration of house ownership transfer after the relevant legal documents come into effect or the facts occur:

A deal.

② Interchange;

(3) gift;

(4) Inheritance and bequest;

(five) the division and merger of houses, resulting in the transfer of ownership;

Share in housing investment;

(seven) the division or merger of legal persons or other organizations, resulting in the transfer of housing ownership;

Other circumstances stipulated by laws and regulations.

Article 33

To apply for registration of house ownership transfer, the following materials shall be submitted:

1. Application for registration.

(2) the identity certificate of the applicant;

(3) Certificate of house ownership or certificate of real estate ownership;

Materials to prove the transfer of house ownership;

(5) Other necessary materials.

The materials mentioned in Item (4) of the preceding paragraph may be sales contracts, exchange contracts, gift contracts, bequests, inheritance certificates, division agreements, merger agreements, legal documents that come into effect by the people's courts or arbitration committees, or other materials that prove the transfer of house ownership.
