Pay off the loan at the bank first, and then go to the housing management trading center for mortgage registration and cancellation with the original real estate license and the original certificate that the bank has paid off the loan. After obtaining the real estate license, both parties go to the real estate registration department for transfer.

According to Article 38 of the Detailed Rules for the Implementation of the Provisional Regulations on Real Estate Registration _

To apply for the registration of the transfer of state-owned construction land use rights and housing ownership, the following materials shall be submitted according to different situations:

(1) Certificate of ownership of immovable property;

(2) Contracts for sale, exchange and gift;

(3) materials inherited or bequeathed;

(4) Separation and merger agreements;

(5) Legal documents that come into force by the people's court or the arbitration commission;

(six) the approval documents of the people's government or the competent department with the power of examination and approval;

(7) Relevant tax payment vouchers;

(8) Other necessary materials.

If the real estate sales contract should be filed according to law, the applicant shall submit the filed sales contract when applying for registration.

According to Article 35 of the Measures for the Administration of Urban Real Estate Mortgage Registration _

When the mortgage contract is changed or the mortgage relationship is terminated, the parties to the mortgage shall, within 05 days from the date of change or termination, handle the change or cancellation of mortgage registration at the original registration authority.

If the mortgaged real estate is punished according to law and the land use right and the ownership of buildings and other attachments on the ground are obtained, the mortgagor shall, within 30 days from the effective date of the punishment, apply to the real estate management department of the local people's government at or above the county level for the registration of the transfer of house ownership, and apply to the land management department of the people's government at the same level for the registration of the change of land use right by virtue of the changed house ownership certificate.
