Legal analysis: In the new regulations of real estate loan, the upper limit of bank loan is set. The first red line is "the proportion of real estate loans", which shall not exceed 40% for large banks, 27.5% for medium banks, 22.5% for small banks, 17.2% for county banks and 12.5% for village banks. Legal basis: The contract for the establishment, alteration, transfer and elimination of the real right of immovable property concluded between the parties in Article 215 of the Civil Law of People's Republic of China (PRC) shall come into effect upon the establishment of the contract, unless it is otherwise provided by law or agreed by the parties; Failure to register the real right shall not affect the validity of the contract.
