What is a provident fund personal housing loan?

Provident fund personal housing loans refer to provident fund personal housing loans provided by China Construction Bank to borrowers entrusted by the Housing Provident Fund Management Center when purchasing various types of housing in cities and towns for individuals who have paid housing provident funds in full and on time.

Application conditions:

Applying for a housing provident fund loan must comply with the regulations on housing provident fund loans of the local housing provident fund management department. The basic conditions that should be met are: (1) Have a legal identity; (2) Pay the housing provident fund in full and on time; (3) Have stable economic income, good credit, and the ability to repay the principal and interest of the loan; (4) Have legal status Valid contracts, agreements and other supporting documents for the purchase and overhaul of a house; (5) Self-raised funds above the prescribed minimum amount, and guaranteed to be used to pay the down payment of the purchased (overhaul) house; (6) Meet the requirements The assets shall be mortgaged or pledged, or/and a legal person, other economic organization or natural person with sufficient repayment capacity shall serve as a guarantor; (7) Meet other borrowing conditions stipulated by the local housing provident fund management department.

The operation process for individual customers is as follows:

① Submit an application. The loan applicant submits a written loan application and submits relevant information, which will be accepted by China Construction Bank and then handed over to the housing provident fund management department or apply directly to the housing provident fund management department.

②Sign the contract. After the loan application is approved by the housing provident fund management department, the Construction Bank will sign a loan contract and a guarantee contract with the borrower. Borrowers who choose the entrusted deduction method must open a Long Card or savings account at China Construction Bank.

③Mortgage registration and insurance. In accordance with the loan contract and the requirements of the housing provident fund management department, China Construction Bank handles procedures such as housing mortgage registration, contract notarization and housing insurance.

④ Expenditure. According to the loan contract, China Construction Bank will open a loan account for the borrower and transfer the loan funds to the house seller's special account for house sales or other designated accounts.

⑤Repay the loan on schedule. According to the repayment plan and repayment method stipulated in the loan contract, the borrower entrusts China Construction Bank to deduct the money in installments or goes to the counter of China Construction Bank to repay the principal and interest of the provident fund loan on schedule.

⑥Contract changes. During the execution of the contract, the borrower may apply to China Construction Bank or the housing fund management department to change the loan period, repayment method, early repayment, etc. After review and approval, China Construction Bank will handle the contract change procedures for the borrower.

⑦Loan settlement. China Construction Bank will issue a "loan settlement certificate" to the borrower, and the borrower will get back the mortgage registration certificate and other documents and go to the original mortgage registration department to handle mortgage registration cancellation and other procedures.
